Position Overview:

This safety-sensitive role is essential for the upkeep of residential units, communal areas, outdoor spaces, and equipment. The position involves overseeing and directing all personnel associated with these responsibilities to ensure compliance with company standards and to achieve high levels of resident satisfaction.

It is crucial for this role to align with the designated operational hours of the community to maintain effective functioning.

Key Responsibilities:

  • Management: Provide leadership and direction to maintenance staff, custodial teams, caretakers, and grounds maintenance personnel as assigned by the Community Manager.
  • Property Maintenance: Ensure the property is maintained in a clean, orderly, and well-kept condition. Conduct daily inspections of both interior and exterior areas to verify adherence to maintenance and cleanliness protocols.
  • Preventive Maintenance: Implement and document a preventive maintenance schedule for residential units, communal areas, and equipment.
  • Inventory Management: Maintain an organized inventory of parts and supplies, ensuring adequate stock levels in accordance with company purchasing guidelines.
  • Pool Maintenance (if applicable): Conduct daily chemical checks and maintenance to comply with local regulations and company standards.
  • Customer Service: Strive to meet and exceed company standards for resident satisfaction and be available for emergency situations as directed by the Community Manager.
  • Perform additional duties as required.

Essential Requirements:

  • Maintain a constant state of alertness and operate safely.
  • Demonstrate the ability to perform tasks requiring high levels of cognitive function and judgment.
  • Ensure mental and physical fitness to safely and competently fulfill job responsibilities.
  • Respond promptly and appropriately to varying operational conditions.

  • Exhibit a strong commitment to safety.

Qualifications:

Education: A high school diploma or GED is required. Certifications in Pool and HVAC are preferred, with boiler certification being advantageous.

Experience: A minimum of three years of maintenance experience in residential properties is required.

Physical and Cognitive Demands: The role involves frequent standing and walking, with occasional sitting. The ability to lift, push, pull, and carry up to 110 pounds is necessary, along with occasional squatting, reaching, stooping, climbing, and balancing.

Driving Requirements (if applicable):

  • A valid driver's license and an acceptable motor vehicle record are required.
  • Reliable transportation is necessary.
  • Must be insurable at standard rates for driving.
  • Proof of personal auto liability insurance is required when using a vehicle for company business.

Successful candidates will be required to complete a background check, drug screening, and physical demand analysis as applicable.
