The ideal candidate will possess excellent customer service skills, the ability to multitask, critical thinking capabilities, and the capacity to respond swiftly and effectively to urgent situations. A collaborative approach and a strong work ethic are essential, along with a commitment to cleanliness, efficiency, and meticulous record-keeping.

Key Responsibilities:

  • Oversee the maintenance and aesthetic condition of the property, including both interior and exterior areas.
  • Coordinate and manage overall maintenance operations, ensuring curb appeal, timely service requests, quality turnover schedules, and efficient inventory management.
  • Ensure all service requests are addressed promptly on a daily basis.
  • Develop and manage an effective on-call schedule, providing emergency maintenance as needed.
  • Lead the Punch List process for vacated units, ensuring they meet company standards for readiness.
  • Solicit bids and negotiate with vendors and contractors as necessary.
  • Manage contracts and warranties, performing minor and routine maintenance and repairs in a timely manner.
  • Provide ongoing training and leadership to the maintenance team.

Qualifications:

  • Experience in managing maintenance for high-rise or mid-rise apartment buildings is preferred.
  • 3-5 years of experience in property maintenance is required.
  • A high school diploma or equivalent is necessary (Bachelor's degree preferred).
  • Strong verbal and written communication skills are essential.
  • Ability to make quick, sound judgments while maintaining confidentiality.
  • Effective conflict resolution and customer service skills are a must.
  • Proficiency in prioritizing multiple requests and information to ensure appropriate responses.
  • Ability to multitask with diligence and set priorities effectively.
  • Familiarity with property management software, such as Yardi, is preferred.
  • A valid driver's license and proof of automobile insurance are required.
