We are seeking a dedicated and detail-focused Maintenance Operations Supervisor to assist in managing the maintenance functions at a newly established Class A residential community.

The successful candidate will collaborate closely with the Maintenance Manager to ensure that all facility systems and amenities are upheld to the highest standards, promptly addressing any maintenance concerns.

This position demands technical knowledge, leadership skills, and a strong commitment to delivering exceptional service to residents.

Compensation:
$40.00/hr DOE

The compensation mentioned reflects the hourly range or rate for this role. A specific offer will depend on the applicant's experience, skills, abilities, geographic location, and alignment with market data.

401(k) – Eligibility for personal contributions begins on the first of the month following 30 days of employment.

Eligibility for the ABM match starts on the first of the month following six months of employment. ABM matches your pre-tax and/or Roth contributions dollar for dollar for the first 3%. For the next 2%, ABM contributes $0.50 for each dollar you contribute. Both your contributions and the match are immediately vested.

Primary Responsibilities:

Assist in Maintenance Operations:

Support the Maintenance Manager in supervising daily maintenance activities, including scheduling, delegating work orders, and ensuring the timely completion of all maintenance tasks.


Team Leadership:

Aid in supervising the maintenance team, offering guidance, training, and support to ensure all team members execute their responsibilities effectively and uphold high standards of workmanship.


Preventive Maintenance Initiatives:

Assist in the creation and implementation of preventive maintenance strategies to extend the lifespan of building systems, equipment, and amenities, ensuring minimal downtime.


Unit Preparation:

Coordinate and engage in the preparation of vacant units for incoming residents, ensuring all necessary repairs, cleaning, and inspections are conducted to meet property standards.


Quality Control:

Perform regular property inspections, identifying areas requiring attention and ensuring all maintenance tasks are executed to the highest standards.


Safety and Regulatory Compliance:
Ensure that all maintenance activities adhere to local, state, and federal regulations, including OSHA standards. Promote a safe working environment for the maintenance team and all residents.

Vendor Coordination:

Collaborate with external vendors and contractors for specialized repairs or projects, ensuring all work is completed efficiently, on schedule, and within budget.


Emergency Maintenance Response:
Assist in managing after-hours emergency maintenance situations, ensuring swift response and resolution to minimize disruption for residents.

Inventory and Budget Oversight:

Assist in overseeing the inventory of maintenance supplies and tools, ensuring adequate stock levels and aiding in the management of maintenance budgets.


Resident Interaction:
Engage with residents to address maintenance-related inquiries and ensure their satisfaction with the property. Act as a point of contact for residents' maintenance requests when the Maintenance Manager is unavailable.

Record Keeping:
Maintain precise records of all maintenance activities, including completed work orders, preventive maintenance schedules, and equipment logs.

Qualifications:

Education:
High school diploma or equivalent required; technical certification in HVAC, plumbing, electrical, or a related field preferred.

Experience:

Demonstrated experience in maintenance, with a minimum of 2-3 years in a supervisory or management capacity, preferably in a Class A residential community or similar high-end environment.


Technical Proficiency:
Strong understanding of building systems (HVAC, plumbing, electrical, etc.) and maintenance best practices.

Leadership Skills:
Capability to lead, mentor, and motivate a maintenance team, ensuring that all members perform at their best.

Communication Skills:
Excellent verbal and written communication abilities, with the capacity to interact professionally with residents, vendors, and management.

Analytical Skills:
Strong problem-solving and troubleshooting abilities, with the capacity to quickly diagnose and resolve maintenance issues.

Physical Demands:
Ability to perform physically demanding tasks, including lifting heavy objects, climbing ladders, and working in various weather conditions.

Work Environment:

Location:
On-site at a Class A residential community, involving both indoor and outdoor work.

Work Schedule:
Full-time position, with availability for on-call duties, including evenings and weekends, as needed.
