The PROPERTY MANAGER is accountable for the comprehensive operational and financial management of their designated property, ensuring alignment with company objectives.
Success is achieved by optimizing performance in personnel management, leasing, reputation management, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting, and compliance.
Responsibilities:
Primary Responsibilities
Oversee all facets of managing a multi-unit residential community, including budgeting, physical services, marketing, leasing, and pricing strategies. Develop and implement a marketing and management plan to sustain optimal occupancy rates, revenue, and property value. Effectively recruit, hire, train, motivate, counsel, and reward staff.
Monitor the financial performance of the asset
Maximize net operating income through cost control and revenue enhancement initiatives.
Oversee all rental activities
Direct marketing efforts and maintain a thorough understanding of the local market
Ensure timely collection and reconciliation of rent payments while adhering to landlord/tenant regulations
Set high expectations for staff and hold them accountable for achieving results
Conduct comprehensive property tours
Supervise all maintenance operations and assist with emergency procedures as necessary.
Perform any additional duties as assigned by the Regional Director.

Qualifications:
Position Requirements
Two to five years of experience in residential property management. Familiarity with Fair Housing and EEO laws.
Demonstrated leadership experience in team building and effective management.
A high school diploma is required; a college degree is preferred.
Proficiency in Microsoft Office Suite, including Word, Excel, and Outlook, as well as YARDI.
Strong written and verbal communication skills
Well-developed customer service and sales abilities.
A positive attitude, strong work ethic, and the capacity to lead and inspire others.
Must be able to work a flexible schedule as needed, which may include occasional travel to assist other locations and weekends.
A valid Driver's License and automobile insurance are required.Pay Range:
USD $65,000.00 - $70,000.00 /Yr.
