Key Responsibilities
  • Leadership and Supervision: Oversee and manage a team of maintenance and grounds personnel to ensure efficient and effective maintenance operations.
  • Maintenance and Repair: Coordinate and perform routine maintenance and repairs, including preventative maintenance and repairs, to ensure the integrity and safety of our properties.
  • Vendor Management: Work with vendors to ensure timely and cost-effective completion of contracted services, including capital improvement projects.
  • Make-Ready Turns: Prepare apartments for new residents by completing necessary repairs and maintenance tasks.
  • Emergency Response: Respond to after-hours emergency calls and provide prompt assistance to resolve issues.
  • Grounds Maintenance: Maintain the appearance and safety of our properties' grounds, including common areas.
  • HVAC and Mechanical Systems: Perform preventative maintenance and repairs on HVAC and other mechanical systems to ensure efficient and safe operation.
  • Work Orders and Reporting: Complete work orders and provide detailed reports on maintenance activities and issues.
Requirements
  • Experience: 4-5 years of maintenance experience in multi-family residential properties, with at least 1-2 years in a supervisory capacity.
  • Knowledge and Skills: Detailed knowledge of on-site maintenance management, make-ready unit turns, and light carpentry, plumbing, and electrical work.
  • Certifications and Licenses: HVAC certification is a plus, and a valid driver's license is required.
  • Personal Qualities: Strong leadership and communication skills, with a positive and get-the-job-done attitude.
