Job Summary

We are seeking a highly skilled and motivated Financial Analyst - Acquisitions to join our Corporate team in Louisville, KY. As a key member of our acquisitions team, you will be responsible for analyzing historical financial metrics and competitor set performance data to build a pro forma in a robust financial model. You will also conduct due diligence for potential acquisitions, incorporating local market data and developments, third-party property reports, local tax rates and policies, hotel franchise fees, and new supply data into the analysis.

Key Responsibilities

  • Underwrite acquisition deals, analyzing historical financial metrics and competitor set performance data to build a pro forma in a robust financial model
  • Build sensitivity analyses to demonstrate the upside potential and downside risk of specific factors on a deal
  • Conduct due diligence for the deal, incorporating local market data and developments, third-party property reports, local tax rates and policies, hotel franchise fees, and new supply data into the analysis
  • Draft an investment memo highlighting the key characteristics of the deal and its overall financial impact on the company and other investors, including net operating income, cash flow, and IRR
  • Additional analyses as required to support debt financing of existing assets, disposition of assets, and acquisition of new management contracts
  • Consult with Capital Partners, CEO, Executive Team, Operations teams, Revenue Management/Sales teams, and hotel general managers

Requirements

  • 4-year college degree in finance, economics, math, business, or engineering
  • Strong GPA (or higher) with a challenging course load
  • 2-4 years of real estate acquisitions, top-tier management consulting, or investment banking experience preferred, or 3-5 years of financial reporting and analysis experience
  • Advanced Excel skills (financial modeling, complex formulas, etc.) preferred
  • Proficient in other Microsoft Office applications (Outlook, PowerPoint, Word)
  • Hotel real estate experience a plus, but not required
  • Position based in Louisville, KY HQ strongly preferred
