Job Summary

Eureka Multifamily Group, LP is seeking an experienced Assistant Property Manager to support the daily operations of our Lucero property in Austin, TX. As a key member of our team, you will be responsible for ensuring the effective management of property operations, resident relations, and compliance with regulatory requirements.

Key Responsibilities
  • Compliance and Property Management
    • Ensure accurate maintenance of property records, including lease files and general files.
    • Complete reports in a timely and accurate manner.
    • Conduct regular property inspections to ensure well-maintained and visually appealing properties.
    • Lease to households meeting income restrictions, rental criteria, and HUD guidelines.
    • Maintain accurate application paperwork and comply with project requirements.
    • Process annual re-certification and tenant notification documentation.
    • Assist in audit preparations and ensure on-site compliance.
    • Maintain accurate records of rent collections and security deposits.
  • Financial Management
    • Implement budgeting and expense management within budgeted guidelines.
    • Collect rents and institute procedures for delinquent accounts.
    • Initiate eviction procedures for non-paying residents.
    • Maintain accurate records of rent collections.
  • Personnel Management
    • Recruit and hire qualified staff.
    • Ensure staff completes required training and follows company policies.
    • Establish goals and expectations for staff.
    • Evaluate staff performance and provide feedback.
  • Administrative Tasks
    • Ensure lease files are complete and executed properly.
    • Prepare and schedule property viewings and conduct tours.
    • Process applications, conduct credit checks, and negotiate contracts.
  • Resident Relations
    • Ensure resident satisfaction through high renewal rates and minimal complaints.
    • Address and resolve resident questions, concerns, and complaints.
    • Assist new residents with community procedures and amenities.
  • Maintenance and Marketing
    • Maintain work orders and respond to maintenance requests within 24 hours.
    • Ensure properties meet EMG standards and coordinate maintenance activities.
    • Create and distribute marketing materials to attract new tenants.
  • Safety and Compliance
    • Report liability and property incidents to the Property Manager immediately.
    • Comply with safety guidelines outlined by Property Management.
    Requirements
    • Strong knowledge of HUD policies and Project-Based Section 8 rules and regulations.
    • Previous experience in property management or real estate.
    • Excellent communication and organizational skills.
    • Proficiency in Microsoft Office and bookkeeping experience.
    • High school diploma/GED and degree in business, management, or real estate preferred.
    • At least 1 year of affordable housing property management experience, including HUD and Project-Based Section 8.
    Working Conditions

The employee will work primarily in a temperature-controlled indoor environment but may occasionally work in an outdoor environment exposed to adverse weather conditions. The noise level in the work environment is low to moderate.
