Job Title: Area Service Manager

As a key member of our Morguard Residential team, the Area Service Manager will play a vital role in executing our maintenance program across assigned portfolios. Reporting to the Director of Maintenance Services, this individual will oversee maintenance and construction programs, ensuring seamless operations and maximizing the potential of our maintenance staff.

Key Responsibilities:
  • Support property operations by training, coaching, and guiding the Residential Service Team, Community Managers, and Regional/District Managers to meet performance goals and uphold Morguard company policies and culture.
  • Assist with recruiting and building a proactive maintenance team to perform and grow within Morguard.
  • Oversee and assist with capital projects and budget preparation for assigned portfolios.
  • Support the portfolio in procuring bids based on its needs and approved projects, making recommendations based on portfolio audits, detailed property inspections, frequent site visits, and team interactions.
  • Lead the procurement process by developing scopes of work, locating qualified contractors, analyzing received bids, and recommending bid awards.
  • Support our growth initiative by undertaking property due diligence activities as assigned.
  • Assist in creating processes and procedures to standardize maintenance operations and create efficiencies through a 'work smarter, not harder' initiative.
  • Monitor and assist with various portfolio-wide initiatives, including environmental incidents, asset tracking logs, code compliance, procurement assistance, vendor management, and other initiatives as assigned by the Regional Manager and/or Director of Maintenance.
  • Ensure the region follows all company guidelines per safety, policies, and procedures, procurement, and other company-wide policies.
  • Develop and monitor preventative maintenance schedules and inspections for assigned portfolios.
  • Assist in training and onboarding new Lead Service Technicians within the assigned portfolio.
  • Assist in developing, training, and reviewing process of all maintenance personnel within the assigned portfolio.
  • Based on needs, assist the Director of Maintenance in disaster response and management within the region and throughout the US portfolio.
  • Assist the District and Regional Manager with assigned tasks based on portfolio needs and initiatives.
Requirements:
  • Five (5+) years of construction, project management, or property management experience, with a minimum of three (3) years of supervisory experience.
  • Familiarity with federal, state, and local Fair Housing laws.
  • 50% travel is required.
  • Strong mechanical knowledge in plumbing, electrical, HVAC, and other construction trades is preferred.
  • A college degree in construction management, business, or engineering is preferred.
  • Proficiency in Microsoft Office suite is necessary.
  • Experience in Yardi Voyager and Entrata is preferred.
