Job Summary

Kettler Enterprises, Inc. is seeking a highly skilled and experienced Community Manager to oversee the daily operations of our apartment community in Frederick, Maryland.

Key Responsibilities
  • Property Operations Management: Oversee the administration of property operations and leasing office, ensuring a high level of customer satisfaction and resident retention.
  • Financial Management: Monitor financial operations and achieve budgeted Net Operating Income (NOI), while maintaining a positive work environment for team members.
  • Team Leadership: Hire, supervise, and mentor on-site staff, including maintenance personnel, to ensure excellent customer service and quality living environment for residents.
  • Property Maintenance: Ensure that all apartments and property grounds are maintained at company standards, adhering to quality control measures.
  • Revenue Management: Collect rent in a timely manner and follow established procedures for delinquent accounts.
  • Performance Metrics: Contribute to the achievement of team goals, leasing benchmarks, and resident retention, while supporting outreach initiatives to effectively market and promote the property.
  • Market Knowledge: Understand the current sub-market and mentor others to ensure their comprehension, leading by example to maintain a high-performing, customer-focused team.
  • Resident Satisfaction: Contribute to resident satisfaction and the achievement of property goals, while performing other duties as assigned.
Requirements
  • Experience: 4+ years in the property management field, with 2+ years of supervisory experience.
  • Education: High School Diploma, Bachelor's Degree preferred.
  • Skills: Computer proficiency, knowledge of Microsoft Office Suite, leadership ability, and proven track record of success with the leasing process.
  • Physical Demands: Ability to walk apartments and grounds, including steps and climbing stairs.
  • Communication: Excellent verbal and written communication skills, with the ability to interact with residents and customers in a professional manner.
  • Financial Analysis: Strong financial analysis, budgeting, and P&L management skills.
  • Knowledge: Working knowledge of applicable Landlord Tenant Laws, Fair Housing mandates, and other legal issues affecting property management.
  • Renovations: Experience with unit and common area renovations.
