Job Overview

Schulte Companies is in search of a Facilities Maintenance Lead to enhance our operational team dedicated to excellence in service and hospitality.

KEY RESPONSIBILITIES
  • In the absence of the Engineering Director, the Lead will oversee the administrative, financial, and operational functions of the facilities maintenance department.
  • Fosters a positive work environment for the maintenance team, guiding staff on equipment upkeep and repairs while encouraging feedback and providing effective coaching.
  • Implements ALICE Metrics and routinely reviews the "Maintenance and Housekeeping Top 20's Report" to monitor issues and develop proactive strategies for addressing the most frequently reported concerns in guest accommodations through a structured Preventative Maintenance Process.
  • Monitors ALICE Response Time metrics to enhance operational efficiency and awareness by developing and executing Standard Operating Procedures (SOPs) for training, focus areas, and reporting.
  • Ensures adherence to proactive preventative maintenance programs in accordance with brand standards, covering equipment such as laundry machines, HVAC systems, ice makers, and safety devices.
  • Conducts inspections, repairs, and general maintenance across guest units, facilities, pools, and communal areas.
  • Possesses a comprehensive understanding of hand and power tools, as well as the ability to troubleshoot and repair issues related to carpentry, plumbing, electrical systems, and HVAC.
  • Handles plumbing maintenance, including pipes, drains, faucets, and fixtures.
  • Identifies and resolves electrical issues in equipment, fixtures, outlets, and switches.
  • Assists the Engineering Director in maintaining an up-to-date inventory of supplies.
  • Supports the Engineering Director in managing a work order system for tracking completed and outstanding tasks.
  • Prioritizes and executes work orders promptly while monitoring all deficiencies.
  • Ensures compliance with health department regulations and brand standards for swimming pool and spa maintenance.
  • Maintains the exterior appearance of the property, ensuring curb appeal and upkeep of building facades.
  • Collaborates with other departments to fulfill guest requests and address concerns.
  • Educates staff on emergency protocols and safety measures.
  • Assists the Engineering Director in training and supervising maintenance technicians on daily repairs and engineering tasks.
  • Participates in regular property inspections to identify and rectify deficiencies in a timely manner.
  • Acts as a member of the emergency response team, becoming proficient in life safety protocols.
  • Maintains awareness of fire safety and protection equipment and potential hazards.
  • Understands the engineering documentation and filing systems to support budgeting, preventative maintenance programs, capital projects, and inspections.
  • Serves as Manager on Duty when required.
  • Performs additional duties as assigned.
EDUCATION AND EXPERIENCE
  • High School diploma required; post-secondary education preferred.
  • A minimum of 2 years of experience in a maintenance role, ideally within the hospitality sector.
  • Preferred: Two (2) years of college or trade school education in mechanical, electrical, or technical fields.
