Assistant Manager Job Description

The Assistant Manager plays a crucial role in supporting the apartment property manager in achieving financial and operational goals. This position involves managing property resources, ensuring peak readiness and appearance, and maintaining current market and competition information.

Key Responsibilities:
  • Assist the property manager in rent collection procedures, banking, and preparation of monthly accounting reports.
  • Assist in purchasing products or services for the property and sending invoices to the corporate office for payment.
  • Organize the preparation of vacant apartments by scheduling maintenance staff and arranging vendor services.
  • Inspect the entire property daily to ensure peak readiness and appearance.
  • Maintain current market and competition information.
  • Supervise all site personnel and train new and recently promoted personnel.
  • Direct activities of all site personnel to ensure acceptable productivity levels, quality resident servicing, and prompt, thorough apartment preparation.
  • Monitor status of supply requisitions and review all purchases of goods and services.
  • Maintain strict rent collection procedures following company policy and legal limitations.
  • Administer all Dunlap & Magee policies and procedures pertaining to the property's operations.
  • Approve paperwork daily (applications, move-ins, move-outs, renewals).
  • Perform all essential leasing functions.
Physical Requirements:
  • Ability to work inside and outside in all types of weather.
  • Light to medium work requiring extensive standing, walking, climbing, stooping, kneeling, crouching, and lifting up to 20 pounds frequently.
  • Good eye-hand coordination with the ability to perform repetitive/continuous tasks according to set procedures and sequence.
  • Ability to discriminate between shades of color and identify from memory particular colors or color combinations.
Equipment and Tools Used:
  • General office equipment such as telephones, answering machines, fax machines, copy machines, calculators/adding machines, typewriters, and computer keyboard and operating systems.
  • Electric or gas-powered "golf cart" type vehicle for touring larger properties.
