Job Overview

We are seeking a highly skilled and experienced Senior Property Manager to join our team at Free Will Management. As a key member of our property management team, you will be responsible for providing leadership and direction to our site team, ensuring the smooth operation of our properties, and delivering exceptional customer service to our residents.

Key Responsibilities
  • Motivate and lead a team of 10-15 staff members, including property managers, leasing agents, maintenance, and turn teams.
  • Train, instruct, mentor, and lead staff to achieve established goals and objectives.
  • Plan and conduct daily huddles and weekly staff meetings to ensure effective communication and task assignment.
  • Coordinate maintenance and turns with the teams to ensure timely completion and high-quality results.
  • Implement rent collection procedures, including following up with delinquent accounts and ensuring timely payment.
  • Prepare and submit required reports to the COO and CFO, including KPI metrics and management reports.
  • Actively enforce lease provisions and notify residents of all issues affecting their tenancy.
  • Oversee security deposit returns by conducting move-out inspections, preparing disposition letters, and processing security deposit returns.
  • Ensure filing systems and processes are followed by all team members.
  • Complete and enter all leases and renewals into Buildium accurately and timely.
  • Set team schedules and maintain regular office hours.
  • Follow up on all agency inspections and ensure compliance with regulatory requirements.
  • Work to promote market and brand image to drive referrals and quality tenants.
  • Oversee and monitor the leasing process to ensure effective screening and tenant selection.
  • Actively monitor all leasing and marketing efforts to ensure alignment with company goals.
  • Create a customer-focused team environment to maintain quality residents and develop a complete resident retention plan, including new resident orientation.
  • Ensure that all routine maintenance, preventative maintenance, and apartment turnover preparation are consistently prioritized and scheduled in a timely manner.
  • Perform routine property inspections with the site Maintenance team and follow through on corrective actions.
  • Ensure that after-hours emergency service is handled efficiently and responsively.
  • Develop and implement a preventative maintenance program to minimize downtime and ensure optimal property condition.
  • Maintain accurate records of all expenditures and process and approve payables.
Requirements
  • Proven marketing and leasing experience with a minimum of 7 years of property management experience.
  • Proficient in Google tools, including Mail, Docs, Photo, and Sheets.
  • Full-time availability, Monday to Friday, with some weekend and evening work required as needed based on rental calendar.
