Job Description

We are seeking a highly skilled and experienced Senior Property Manager to join our team at Free Will Management. As a Senior Property Manager, you will be responsible for providing leadership and direction to our site team, ensuring the successful operation of our properties.

Key Responsibilities:

  • Motivate and lead the site team, setting an example with a consistent in-office presence and corrective measures as necessary.
  • Train, instruct, mentor, and lead the team to achieve established goals and objectives.
  • Plan and conduct daily huddles and weekly staff meetings, tracking and following up on assignments to ensure completion of work.
  • Coordinate maintenance and turns with the teams, ensuring timely completion of required reports to the COO and CFO.
  • Implement rent collection procedures, including following up with delinquent accounts and actively enforcing lease provisions.
  • Notify residents of all issues affecting their tenancy and oversee security deposit returns by conducting move-out inspections to determine resident balances or refunds.
  • Ensure filing system and processes are followed by all team members, and all leases and renewals are completed and entered into Buildium accurately and timely.
  • Set team schedules and maintain regular office hours, following up on all agency inspections and working to promote market and brand image to drive referrals and quality tenants.
  • Oversee and monitor the leasing process to ensure effective screening and tenant selection, creating a customer-focused team environment to maintain quality residents.
  • Develop a complete resident retention plan, including new resident orientation, and ensure that all routine maintenance, preventative maintenance, and apartment turnover preparation are consistently prioritized and scheduled in a timely manner.
  • Perform routine property inspections with the site Maintenance team and follow through on corrective actions, ensuring that after-hours emergency service is handled efficiently and responsively.
  • Develop and implement a preventative maintenance program, maintaining accurate records of all expenditures and processing and approving payables.

Requirements:

  • Proven marketing and leasing experience.
  • Proficient in Google, mail, docs, photo, sheets, etc.
  • Full-time availability, Monday to Friday, with some weekend and evening requirements as needed based on rental calendar.

Experience:

  • 3 years of property leasing experience.
  • 7 years of property management experience.
