Position Title: Senior Vice President of Real Estate Operations (Multifamily)
Location: Miami, FL (in-office role, with occasional travel throughout Florida)
Compensation: Up to $200K base salary, plus uncapped bonus potential, and comprehensive benefits including 100% paid health insurance for the employee, and a 5% 401k match
This role is responsible for formulating and executing strategies while overseeing director- and regional-level personnel to enhance the performance of real estate assets. The position also entails supervising construction initiatives and providing insights on new property acquisitions. Exceptional training, leadership, and analytical capabilities are essential.
Key Responsibilities:
- Proactively assess, identify, and address portfolio requirements through:
- o Evaluation of key performance metrics
- o Examination of market dynamics
- o Identification of revenue-generating and cost-saving strategies
- o Direct management of property-level teams
- Oversee capital enhancement projects
- Generate precise and timely reports for internal and external stakeholders
- Analyze cash flow forecasts, asset valuations, and risk assessments
- Train regional property management personnel (and on-site staff if necessary)
- Actively recruit new talent
- Collaborate closely with Accounting, Legal, HR, and other team members to maximize asset performance
- Conduct pre-acquisition evaluations and due diligence, including scrutiny of financial and operational assumptions
- Lead post-acquisition processes, such as team onboarding and asset migration onto Yardi software
- Direct the budget formulation and analysis process
- Negotiate with external parties, including contractors and vendors
- Serve as a primary reviewer in the accounts payable/invoice review process
- Conduct market evaluations, including comparative analysis
- Develop marketing strategies for properties and manage online presence
- Monitor industry best practices and trends
- Identify and address workplace safety issues; understand licensing and certification requirements
Qualifications:
- Bachelor's degree (or equivalent experience with 10+ years in the field)
- At least 2 years of experience in real estate asset management (with a focus on multifamily properties); regional property management experience preferred
- Willingness to travel frequently and work non-standard hours
- Basic understanding of construction management
- Proficiency in Microsoft Excel; familiarity with Yardi PMS preferred
- Proactive mindset; strong analytical abilities; and creative problem-solving skills
- Capability to perform assessments in Excel to demonstrate fundamental knowledge of Excel software and basic finance and accounting principles
