Key Responsibilities

  • Perform general maintenance to ensure the property is visually appealing.
  • Handle plumbing, electrical repairs, carpentry, appliance servicing, glass and screen replacements, carpet cleaning, painting, and landscaping.
  • Ensure timely and proper completion of service requests, callbacks, and work orders.
  • Fill out maintenance make-ready sheets and all assigned logs as directed by the Maintenance Supervisor.
  • Prepare vacant units, including tasks such as painting, changing locks, replacing light bulbs, and servicing appliances.
  • Maintain the cleanliness and chemical balance of the pool and spa.
  • Conduct property inspections to identify safety hazards and collaborate on preventative measures.
  • Assist in keeping the maintenance shop organized and tidy.
  • Respond to emergency situations and after-hours calls.
  • Represent the organization professionally at all times.
  • Take on additional tasks or projects as assigned.
  • Maintain effective communication with the Property Manager and Maintenance Supervisor.

Qualifications

  • 3-4 years of experience in apartment maintenance, ideally in a large multi-family setting.
  • Proficient in all building systems.
  • Familiar with the unit turnover process and capable of preparing multiple units weekly.
  • Knowledgeable in HVAC, plumbing, and pool maintenance.
  • Experience with appliance repairs, electrical work, and basic roofing tasks.

Tools and Equipment

  • Skilled in using common hand tools and painting equipment.
  • Familiar with power tools and maintenance-related chemicals.
  • Utilize tools and supplies efficiently and responsibly.

Licenses and Certifications

  • Valid driver's license and current auto insurance required.
  • Certification for pool chemical handling and/or air conditioning refrigerant may be necessary.

Physical Requirements

  • Ability to work indoors and outdoors in various weather conditions.
  • Capable of lifting and managing heavy equipment.
  • Medium to heavy physical work, including standing, walking, climbing, and lifting up to 100 lbs.
  • Good hand-eye coordination is essential for tasks involving ladders and repetitive actions.
  • Willingness to work a 40-hour week, including on-call shifts and weekend availability.
