Key Responsibilities

  • Perform general maintenance to uphold the property’s appealing appearance.
  • Conduct plumbing, electrical repairs, carpentry, appliance servicing, glass replacement, screen repairs, carpet cleaning, painting, and grounds maintenance.
  • Ensure timely and proper execution of all service requests, callbacks, and work orders.
  • Complete maintenance make-ready sheets and all assigned logs.
  • Prepare vacant apartments, including tasks such as painting, changing locks, replacing light bulbs, and servicing appliances.
  • Maintain the cleanliness and chemical balance of the pool and spa.
  • Inspect the property for safety hazards and contribute to group grounds cleanup efforts.
  • Maintain cleanliness of barbeque grills, if applicable.
  • Keep the maintenance workspace organized and tidy.
  • Respond to after-hours emergencies, including sewer backups and flooding.
  • Represent the company professionally at all times.
  • Perform additional tasks as assigned.
  • Maintain open communication with the Property Manager and Maintenance Supervisor.

Qualifications

  • 3-4 years of experience in apartment maintenance, ideally in a large multi-family setting.
  • Proficient in all building systems.
  • Understanding of the unit turnover process, capable of turning multiple units weekly.
  • Knowledgeable in HVAC, plumbing, and pool/spa maintenance.
  • Familiarity with appliance repair, electrical work, and basic roofing tasks.

Tools and Equipment

  • Ability to use common hand tools and painting equipment.
  • Experience with power tools and maintenance-related chemicals.
  • Utilize tools and supplies responsibly and efficiently.

Licenses and Certifications

  • Valid driver’s license and current auto insurance.
  • Certification for pool chemicals and/or air conditioning refrigerants may be required.

Physical Requirements

  • Work in various weather conditions, both indoors and outdoors.
  • Ability to lift and handle heavy equipment.
  • Medium to heavy physical demands, including prolonged standing, walking, climbing, and lifting up to 100 lbs.
  • Good hand-eye coordination is essential for tasks involving ladders and repetitive actions.
  • 40-hour work week with on-call rotation; weekend availability is necessary.
