Key Responsibilities

  • Perform general maintenance to ensure the property remains visually appealing.
  • Conduct plumbing, electrical repairs, carpentry, appliance servicing, glass replacement, screen repair, carpet cleaning, painting, and grounds upkeep.
  • Ensure all service requests and work orders are completed efficiently and effectively.
  • Fill out maintenance make-ready sheets and maintain all assigned logs.
  • Prepare vacant apartments, including tasks such as painting, changing locks, replacing light bulbs, and checking appliances.
  • Maintain the cleanliness and chemical balance of the pool and spa.
  • Inspect the property for safety hazards and participate in group clean-up efforts.
  • Keep barbeque grills clean and functional, if applicable.
  • Organize and maintain the maintenance shop and workplace.
  • Respond to emergency situations and after-hours calls.
  • Represent the company professionally at all times.
  • Complete additional tasks as assigned and maintain open communication with management.

Qualifications

  • 3-4 years of experience in apartment maintenance, ideally in a large multi-family setting.
  • Proficient in all building systems.
  • Understanding of the unit turnover process, capable of preparing three to four units weekly.
  • Knowledgeable in HVAC, plumbing, and pool maintenance.
  • Familiarity with appliance repair, electrical work, and basic roofing tasks.

Tools and Equipment

  • Ability to use common hand tools and painting equipment effectively.
  • Experience with power tools such as carpet shampoo machines and paint sprayers.
  • Utilize tools and supplies responsibly and efficiently.

Licenses and Certifications

  • Valid driver's license and current auto insurance.
  • Certification for pool chemicals and/or air conditioning refrigerants may be required.

Physical Requirements

  • Work in various weather conditions, both indoors and outdoors.
  • Ability to lift and manage heavy equipment.
  • Medium to heavy physical work, including standing, walking, climbing, and lifting up to 100 lbs.
  • Good hand-eye coordination is essential for tasks involving ladders and repetitive actions.
  • Willingness to work a 40-hour week, including on-call duties and weekend availability.
