Position OverviewWe are on the lookout for enthusiastic and driven Residential Sales Advisors to cultivate and finalize sales of our homes using our recognized and effective sales techniques. As a Residential Sales Advisor, you will have the unique chance to enhance your entrepreneurial abilities while collaborating with a forward-thinking team, assisting clients in making one of the most significant decisions of their lives.
Key Responsibilities- Engage with potential buyers, building rapport and identifying their home purchasing requirements through our established sales philosophy.
- Utilize self-generated leads or referrals to sell, process, and close home transactions in alignment with company objectives.
- Travel within the local area to generate leads from Realtor/Co-Broker networks, referrals, and personal prospecting efforts.
- Acquire comprehensive knowledge of the competitive landscape, including product offerings, site specifics, local community insights, sales trends, advertising strategies, and demographic data.
- Implement a customer-generation strategy that includes generating 10 new leads weekly, securing 5 initial meetings, scheduling 2 follow-up appointments, and achieving 1 net sale, all aimed at ensuring customer satisfaction.
- Guide visitors through our Welcome Home Centers, model homes, and available inventory, addressing inquiries and providing insights about the community and home features.
- Ensure timely and consistent communication with clients from initial contact through the purchase and financing process, and throughout all closing and post-closing activities, while maintaining accurate records of all interactions.
- Participate in weekly sales meetings to review neighborhood performance and sales strategies.
- Track daily customer traffic using company-designated tools and prepare reports for management review.
- Maintain the condition of the Welcome Home Center, model homes, and inventory, communicating with relevant staff regarding maintenance issues.
- Engage in homeowner meetings and orientations as required.
- Cross-train on other communities within the division as necessary.
- Possess an iPad 2 or newer, capable of 3G service.
Qualifications
Minimum High School diploma or GED required; a college degree is preferred. A minimum of 2 years of proven experience in residential sales or commission-based real estate sales is essential. Candidates must have a valid driver's license, a good driving record, and valid auto insurance coverage. Excellent verbal and written communication skills are necessary, along with intermediate to advanced PC skills (Microsoft Word and Excel). The ability to prepare written documentation and perform contract calculations is required.
