Dasmen Residential is seeking a highly skilled Property Manager to oversee the day-to-day operations of our properties. As a key member of our team, you will be responsible for enhancing the value of our assets and ensuring the highest level of service to our residents.

Key Responsibilities:

  • Ensure compliance with company policies, procedures, and regulatory requirements, including Fair Housing, Americans with Disabilities Act, and Fair Credit Reporting Act.
  • Manage property budgets, track expenses, and report variances and narratives on a monthly basis.
  • Collect rents, process deposits, and maintain accurate financial records.
  • Perform evictions, utility cut-offs, and landlord liens as necessary.
  • Communicate with vendors and contractors regarding work scheduling, billings, and certificates of insurance.
  • Make rental rate recommendations to senior management.

Human Resources:

  • Supervise and train on-site staff to achieve operational goals, including new employee orientation, performance evaluations, and timesheet review.
  • Provide feedback to non-performing employees and facilitate disciplinary procedures, including terminations if necessary.
  • Conduct ongoing training with office staff on leasing paperwork, workplace safety, and other essential topics.

Safety and Risk Management:

  • Report liability and community incidents to corporate immediately and ensure proper paperwork is completed.
  • Complete safety checklists with maintenance staff and ensure compliance with company safety protocols.

Administrative and Office Management:

  • Ensure lease files are complete and leases are executed properly, with written approval.
  • Maintain office hours, office condition, and model apartment standards.
  • Record management activity on a daily, weekly, and monthly basis and submit reports to corporate.

Resident Relations:

  • Maintain a positive customer service attitude and provide exceptional resident experience.
  • Conduct periodic inspections with residents during move-ins and move-outs.
  • Review notices to vacate to determine the cause of move-out.
  • Develop and implement policies to manage resident communications, including complaints and service requests.

Maintenance and Repair:

  • Regularly inspect the property, including vacant apartments, and update the board with vacancy status.
  • Coordinate with maintenance and make-ready staff to ensure timely cleaning of apartments after move-out.
  • Work closely with the Maintenance Supervisor to monitor and schedule maintenance activity.

Marketing and Leasing:

  • Conduct market surveys monthly and provide trend reports to senior management.
  • Welcome and show the property to prospective residents, handle incoming calls, and complete necessary paperwork.
  • Stay informed about market and industry trends through trade publications and professional organizations.

Requirements:

  • 3 years of experience in on-site property management, with 2 years as a property manager.
  • Background in supervision and successful track record of accomplishments.
  • Proficiency in Microsoft Office, Yardi Voyager, and ability to learn new systems quickly.
  • Availability to work weekends and emergencies, with occasional use of personal transportation and golf cart.
  • Valid driver's license, automobile insurance, and clean driving record.
  • Willingness to submit to a criminal background check.
