Part-Time Townhome Community Property Manager

We are seeking a highly skilled Part-Time Townhome Community Property Manager to join our team. The successful candidate will be responsible for managing the day-to-day operations of our townhome community, ensuring a high level of customer satisfaction and maintaining a safe and secure living environment.
Key Responsibilities- Presents the property and sample apartments to prospective residents, assisting them with the application process and ensuring a smooth transition for new residents.
- Coordinates move-ins and move-outs, working closely with maintenance staff and utility companies to ensure a seamless experience for residents.
- Investigates and resolves tenant complaints in a timely and professional manner, ensuring that all issues are addressed and resolved to the satisfaction of the resident.
- Ensures that all work orders and repair requests are processed in a timely fashion, maintaining a high level of customer satisfaction.
- Supervises and trains property staff, providing guidance and support to ensure that they are equipped to perform their duties effectively.
- Enforces property rules and regulations, ensuring that all residents are aware of and comply with community policies.
- Initiates lease termination proceedings against residents who do not abide by the lease, consulting with the Regional Manager before taking any action.
- Receives rent, security deposits, and miscellaneous income from residents on behalf of the property, preparing receipts and deposit slips as required.
- Ensures that all residents are aware of and comply with the lease agreement, billing residents for damages, late charges, and other miscellaneous charges as necessary.
- Maintains a reasonable inventory of forms and supplies, ordering new materials as needed through authorized vendors.
- Notifies the Regional Manager immediately by telephone and sends an incident report within 24 hours for any concerns or issues that arise.
- Two years of experience in property management
- High school diploma or equivalent
- Excellent written and verbal communication skills
- Property management license required in South Carolina
- Business-like attire and a professional image at all times
- Must pass a background check and drug screen
- Valid Driver's License
- Must have reliable transportation
