Key Responsibilities- Facilities Management: Oversee the maintenance and upkeep of all physical aspects of the community, including HVAC, electrical, plumbing, flooring, painting, major appliances, and amenities.
- Vendor Management: Manage outside vendors and contractors, including negotiating contracts and ensuring compliance with terms and conditions.
- Team Leadership: Lead and manage a team of maintenance staff, including interviewing, hiring, training, developing, and evaluating team members.
- Expense Management: Implement and monitor programs to control expenses and improve customer satisfaction.
- Customer Service: Maintain company customer service standards by addressing all requests through the work order management system and ensuring issues are resolved.
- Compliance: Ensure compliance with all federal, state, and local laws, as well as company policies and procedures.
- Education: Bachelor's degree in a related field, or equivalent experience.
- Experience: Five (5) years of high-rise property management experience, with advanced knowledge of building facility management, project management, and engineering.
- Skills: Strong customer service mindset, ability to follow through until requests are resolved, solid performance management skills, and ability to use independent judgment and discretion to make decisions.
- Physical Demands: Ability to frequently transport up to 60 pounds, mobility and flexibility to use required equipment, and access to confined spaces or at heights in excess of 8-9 feet.
