Job Summary

The Capital Project Manager plays a key role in overseeing capital improvements and major repairs for LAFHBUILDS's expanding housing portfolio. This position is responsible for assessing the current condition of all buildings and systems in collaboration with our property management partner and developing annual capital budgets and capital needs assessments. Additionally, the Capital Project Manager will coordinate with the Real Estate Department to ensure a smooth transition of new and renovated buildings from construction to operation. This role also involves close collaboration with Regional Managers from our Property Management partner to enhance the quality and sustainability of LAFHBUILDS's portfolio.

Key Responsibilities

Identify and prioritize capital improvement projects across the LAFHBUILDS portfolio.
Develops budgets for rehab construction projects.
Oversees the bidding and selection process for contractors and vendors, ensuring compliance with organizational and regulatory standards.
Provides review and input on new development and major rehab construction projects as requested by Director of Real Estate Development and Director of Asset Management.
Conduct thorough evaluations of building systems and infrastructure to determine short-term and long-term capital needs.

Requirements

Asset management and/or construction management experience preferred.
Knowledge of building systems and maintenance required.
Ability to review and negotiate third party contracts with vendors and contractors.
Must be able to work efficiently and effectively with customized databases and technology and conduct research.
Budget development and oversight experience preferred.
Must be highly organized and can track, coordinate, and communicate numerous projects at any one time.
Excellent communication and interpersonal skills.
Computer literacy sufficient to operate spreadsheet and word processing applications (e.g., MS Excel, MS Word, MS PowerPoint, and Outlook)
Solid analytical and organizational skills.
Basic mathematical skills.
Proficient in English, including reading, and writing.
Ability to read and understand budgets; monitor property expense.
Ability to thrive in a fast-paced environment and respond to crisis.
Fluent in English and Spanish preferred
