Job Summary

We are seeking a highly skilled and experienced Head of Property Operations to oversee the day-to-day management of our leased and owned properties in Downtown Boston. As a key member of our team, you will be responsible for fostering a culture of personal accountability, service, and support.

About the Role

This is a permanent full-time position offering a competitive salary range of $120,000 - $150,000 per year, depending on experience. If you have a strong background in community development, housing, property management, facilities services, and/or real estate, we encourage you to apply.

Main Responsibilities
  • Oversee the Property Services team, including maintenance, property management staff, and administrative support.
  • Supervise relationships between ABCD staff, landlords, and the properties team.
  • Collaborate with program staff to nurture relationships with landlords, follow-up on property management issues, and mobilize resources.
  • Serve as an expert resource with ABCD central departments and other neighborhood staff to identify applicable property-related needs.
  • Ensure timely lease renewal of all units, track lease dates, and follow through on renewals.
  • Conduct initial, annual, and special inspections of spaces according to city, state, and Federal standards.
  • Implement quality control systems for tracking leasing, lease renewal, unit turnover, timely occupancy, insurance claims, rent invoicing, and client payments.
  • Hire, train, supervise, and support staff; schedule training and ensure compliance with agency policies.
  • Track and report regularly on property acquisition, turnover, readiness, occupancy, and maintenance issues.
  • Collaborate with Planning and Grants staff to obtain funding for capital and real estate expenditures.
Requirements and Qualifications
  • Bachelor's degree in business, Business Management, or related field, and at least ten years of experience in community development, housing, property management, facilities services, and/or real estate required.
  • Strong planning and organizational skills, and ability to work well with managers, peers, direct reports, and internal and external partners.
  • Knowledge of city, state, and federal building codes and related regulations.
  • Familiarity with banking rehabilitation financing packages.
  • Ability to work sensitively and effectively with people of diverse cultural backgrounds.
  • Valid driver's license required.
