Senior Construction Operations Manager

MacDonald and Company is proud to collaborate with a leading national developer specializing in affordable and mixed-use housing initiatives. We are in search of a Senior Project Manager to spearhead our expansion efforts in the Central Region. This pivotal role entails the management of multiple new construction projects focused on affordable housing within Texas.

Key Responsibilities:

  • Oversee the pre-construction phase, which includes organizing and leading meetings, evaluating contracts, managing both internal and external projects, creating activity schedules, and reviewing project scope, timelines, costs, and general contractors.
  • Direct the project start-up and schedule planning through to completion, utilizing appropriate project management tools.
  • Encourage both internal and external project teams to identify and apply cost-saving and time-efficient strategies.
  • Lead internal meetings and participate in external discussions, including schedule logic reviews, weekly project team meetings, mid-project evaluations, and contract meetings necessary for project success.
  • Review and secure internal approvals for all change orders, processing approved modifications with subcontractors and general contractors.
  • Effectively forecast project cost reports for internal initiatives.
  • Document potential issues that may impact internal budgets in a timely manner.
  • Regularly implement and monitor project management tools for internal projects.
  • Draft contracts and negotiate modifications, changes, and additions with various vendors.
  • Design and establish corporate procedures and systems.
  • During the post-construction phase, ensure timely project closeout, including punch lists, schedule monitoring, completion of lien waivers, compliance with HUD requirements, and other essential activities. Conduct post-project reviews and ensure proper documentation for both physical and electronic records, addressing warranty issues as necessary.
  • Willingness to travel approximately 40% of the time is required.

Qualifications:

  • Bachelor's degree in construction management, engineering, or a related discipline.
  • Experience in loss control, construction, or a similar field.
  • Completion of AGC or related project management leadership training is advantageous.
  • Over 10 years of experience in construction, holding roles such as superintendent, project manager, or equivalent.
  • Proficient in scheduling and project management software.
  • Familiarity with cost accounting, reporting, and approval applications.
  • Proficient in Microsoft Office applications, including Outlook, Excel, and Word.
  • Comprehensive understanding of trade activities through subcontractor or self-performance.
  • Experience in scheduling, estimating, and pre-construction processes.
  • Skilled in preparing and submitting budget estimates, along with progress and cost tracking reports.
  • In-depth knowledge of construction management processes, building codes, safety regulations, and various trades necessary for successful project completion.
