The Facilities Maintenance Specialist will be tasked with managing the ongoing maintenance and care of all properties owned or leased by The Arc Eastern Connecticut. This role involves performing both preventive and urgent repairs as necessary. Reporting directly to the Chief Operations Officer, the individual will ensure that all facilities meet the required regulatory, fire, OSHA, and health safety standards. The specialist will follow the policies set forth by The Arc Eastern Connecticut Board of Directors, which aims to foster full community inclusion and integration for all individuals supported by the organization.
Key Responsibilities:
- Conduct thorough monthly inspections of each residential facility and submit progress reports to the supervisor.
- Perform gutter cleaning as required.
- Assist with landscaping tasks as needed.
- Install and repair appliances when necessary.
- Assemble and relocate furniture as required.
- Carry out general plumbing, electrical, and carpentry tasks (unlicensed work) as needed, scheduling licensed professionals when necessary.
- Repair and replace ceiling tiles and patch roofs as needed.
- Install and fix closet doors.
- Repair broken windows and doors.
- Manage the installation and repair of both internal and external lighting.
- Perform maintenance tasks for both interior and exterior areas as required.
- Apply stain to decking as necessary.
- Execute snow removal, sanding, and shoveling at designated facilities during inclement weather, ensuring all walkways are clear and safe.
- Meet with the Fire Marshal for annual inspections at the homes.
- Undertake additional duties as assigned.
- Adhere to OSHA safety regulations.
- Utilize a personal vehicle as needed, maintaining a valid driver's license, insurance, and a reliable vehicle.
- Exhibit a strong work ethic.
- Work independently with minimal supervision while keeping the supervisor informed about ongoing projects.
- Advocate for and protect the rights of participants in accordance with organizational policies and procedures.
- Treat all individuals with respect and dignity, promoting opportunities that encourage choice.
- Maintain a professional and positive demeanor when interacting with program participants, staff, families, the public, and external representatives.
- Collaborate effectively with all departments.
- Execute all job responsibilities in a professional manner.
- Maintain regular attendance and adhere to policies regarding absences and illness.
Training Requirements:
- Participate in all required DDS and The Arc New London County training sessions as mandated by policy.
Minimum Qualifications:
- High school diploma or GED is required.
- A minimum of two years of relevant experience.
- Possession of a valid driver's license, reliable vehicle, and insurance throughout employment. Must obtain necessary certifications during employment. Basic competency in English (verbal and written) is required.
- Broad experience in trades such as carpentry, flooring, plumbing, electrical work, drywall, appliance repair, snow removal, roofing, painting, and landscaping is essential.
- The Facilities Maintenance Specialist must be capable of lifting at least 50 pounds and may be required to assist with lifts, transfers, and behavioral or physical interventions when necessary. Exposure to potential occupational health hazards is possible.
