- Patches holes, installs escutcheons, repairs ceiling and floor tile as needed to maintain building appearance.
- Makes minor masonry and wood repairs.
- Installs pictures, coat hooks, other wall-hung furnishings, and equipment as requested.
- Operates and maintains specific equipment, conducts surveys and inventories, performs preventive maintenance activities, responds to customer complaints, and repairs equipment.
- May perform daily chemical tests on water systems and adjust chemical mixtures and feed rates.
- Conducts surveys and inventories of buildings and equipment.
- Enters data into computer systems and databases.
- Maintains records and files; interprets applicable regulations and filing and auditing policies and procedures to ensure accuracy and compliance.
- Ensures compliance with applicable regulations, policies, and procedures.
- Practices all applicable safety regulations and uses personal protective equipment as required.
- Responds to customer requests and complaints in a timely and appropriate manner; identifies and records need or problem and determines best approach to resolve situation following departmental guidelines.
- A high school diploma and two years of experience in building maintenance, or an equivalent combination of education, training, and experience.
- Working knowledge of HVAC, plumbing, electrical, structural, and general carpentry.
- Working knowledge of computer or mobile applications.
- Positions in this classification may require a valid Georgia driver's license and an insurable driving record.
- Some positions within this classification may require the ability to lift 50 pounds and to bend, stoop, twist, climb a ladder, and walk for distances up to one mile.
