Job Description

As a seasoned Director of Preconstruction, you will play a critical role in ensuring the success of our clients' complex construction projects. With a strong background in construction management and a proven track record of delivering results, you will be responsible for managing all documentation to ensure compliance, on-time delivery, and budget adherence.

Key Responsibilities:
  • Obtain, assemble, and distribute as-built drawings, warranties, certificates of occupancy, and lien releases.
  • Schedule projects in logical steps and budget time required to meet deadlines.
  • Build and maintain relationships critical to the success of the overall project and company.
  • Track and analyze data to reduce gaps between estimates and actual costs.
  • Obtain and track subcontract bids and negotiate budgets.
  • Prepare and present estimate documentation, including gaps in available data.
  • Prepare estimates according to the requirements of multiple delivery systems.
  • Review quotes and estimates with the project management team.
  • Assist with certain post-bid buyouts.
  • Initiate and participate in meet and greet presentations with subcontractors and suppliers.
Requirements:
  • 15+ years of experience in construction.
  • Bachelor's degree in a construction-related field.
  • Experience with both hard bidding and conceptual bidding.
  • Successful track record with industrial construction projects.
  • Great organizational skills and ability to handle complex responsibilities.
  • Proficient in using Microsoft Office, Outlook, and Excel.
  • Ability to read blueprints and construction documents.
  • Ability to negotiate terms and conditions.
  • Knowledge of project management and accounting fundamentals relating to the construction industry.
What We Offer:
  • Competitive base salary between $140,000-$160,000, depending on project experience and skills.
  • 10%-15% yearly bonuses based upon performance.
