Job Summary

We are seeking an experienced and dedicated Property Manager to oversee the management of approximately 200 residential units. The ideal candidate will be highly organized, detail-oriented, and have a strong commitment to providing top-notch service to our clients and tenants.

Key Responsibilities:

  • Property Management: Oversee the day-to-day operations of approximately 200 residential units, ensuring all properties are well-maintained and comply with local regulations; recording of KPI's (key performance indicators) and timelines for items such as, major system repairs, recurring inspections, insurance policies.
  • Tenant Relations: Serve as the primary point of contact for tenants, handling inquiries, move-in / move-out inspections, conflicts/complaints, and maintenance requests promptly and professionally.
  • Owner Relations: Serve as the initial point of contact for owner inquiries, provide clear communication regarding any property question/concerns, obtain owner approval on property maintenance requests
  • On-site Managers: Supervise On-Site Managers to ensure they are fulfilling their responsibilities of, but not limited to, handling tenant inquiries, ensuring property maintenance, coordinating lease activities, and handling tenant relations.
  • Leasing and Marketing: Manage the leasing process, including lease renewals, advertising vacancies, showing units, screening potential tenants, and preparing lease agreements.
  • Rent Collection: Ensure timely collection of rent, enforce lease terms, and manage delinquencies.
  • Maintenance Coordination: Coordinate with trusted vendors for routine maintenance, and property improvements, ensuring high standards of upkeep.
  • Accounting: Monitor property expenses, match vendor invoices with prepared work orders to ensure accuracy of billing.
  • Compliance: Ensure properties comply with local laws, housing regulations, and safety standards, coordinate property inspections as needed.
  • Vendor Management: Build and maintain strong relationships with vendors and service providers to ensure quality work and cost-effective solutions.
  • Other job-related duties and responsibilities may be assigned.

Qualifications:

  • Strong leadership and ability to self-manage.
  • Excellent communication and interpersonal skills.
  • Ability to work independently, multitask and manage time effectively in a fast-paced environment
  • Ability to exercise discretion and independent judgment.
  • Pro-active problem-solving skills with great attention to detail.
  • Minimum of 2 years demonstrated experience as a Property Manager or similar role in residential property management.
  • Strong knowledge of local landlord-tenant laws and regulations.
  • Knowledge of AppFolio or Yardi, a plus
  • California Real Estate License preferred, or in-progress CRE licensing program considered
  • CA Driver's License and reliable transportation needed
