Key Responsibilities:

  • Development & Construction Management:
    • Oversee and manage the leaders responsible for the development and construction teams to accomplish company goals, including:
    • Leading site due diligence and financial feasibility on all real estate acquisitions.
    • Cooperating with and supporting efforts with municipalities and other interested parties to obtain necessary project zoning, entitlements, approvals, and permits for development and construction.
    • Prepare and direct internal requests for authorization of capital expenditures to initiate development.
    • Responsible for all aspects of tenant improvement management, including:
    • Conformance with building standards and work letter (lease agreement).
    • Tenant budget negotiations.
  • Real Estate Property & Asset Management:
    • Maintain comprehensive oversight of owned assets and develop a comprehensive asset management plan for the company's growing portfolio and any other owner-controlled properties.
    • Provide leadership and direction to the company's growing property management function through the property and asset management department leaders.
    • Manage/oversee building operations, including responsibility for appropriate and cost-effective maintenance of properties.
    • Collaborate with General Counsel on all forms of contracts, various documents, and compliance with all relevant laws, policies, and regulations.
    • Review and approve all vendor contracts.
  • Real Estate Finance:
    • Manage the financial reporting (budgets, forecasts, timelines) and fiscal control of portfolio and all owner-controlled properties.
    • Preparing monthly and quarterly reporting packages with VP of Finance/CFO.
    • Monitor NOI, cash flow, and progress toward achieving leasing and income goals (analysis of lease financial aspects, tenant financial statements, and property economics).
    • Assess financial strength of portfolio assets and value-add strategies through sale recommendations, refinancing strategies, or other re-capitalizations; coordinate asset dispositions and execute refinances within the portfolio.
  • Strategic Planning:
    • Direct the implementation of strategic business plans and objectives, marketing, leasing, and sales plans along with operational and capital improvement investment strategy for portfolio.
    • Strategically evaluate and make recommendations on any additional opportunities to add value to each asset to optimize investment returns.
    • Work together with Owners and senior management teams to maintain accountability throughout the organization to strategic planning development, reporting, and measurement.
    • Responsible for communicating and ensuring that the organization's vision, mission, and overall direction is clear; allowing every employee to feel and understand that their role is strategically important to the organization.
    • Collaborating with senior management and Owners to devise effective short and long-term plans that effectively align across all divisions.
    • Actively participate and vocalize in respective Executive and Investment Committees.
    • Evaluate the company's varied internal-level and asset-level projects, down to the daily administrative activities to ensure that they align with the company's goals.

Qualifications & Requirements:

  • Seasoned, experienced individual at the executive level with a minimum of fifteen (15) years' experience in the areas of commercial development and construction.
  • Bachelor's degree from an accredited institution in engineering, business administration, finance, or real estate.
  • MBA with an emphasis on finance, business, or real estate is preferred.
