**Key Responsibilities**

  • **Personnel Management**
    • Recruit, train, and develop on-site staff to ensure effective performance and compliance with company policies and procedures.
    • Deal with performance problems, document issues, and communicate with direct supervisors and HR.
    • Approve timesheets, ensure hours are accurate, and manage vacation and sick time.
  • **Financial Management**
    • Implement cost control measures to achieve the highest possible net operating income.
    • Develop yearly operating budgets and forecasts, and provide monthly written evaluations of income and expense line items.
    • Monitor vendor invoices, ensure timely receipt and reconciliation, and maintain accurate financial reports.
  • **Strategic Leasing Management**
    • Coordinate with the Compliance team to ensure timely and accurate lease files, initial certifications, and recertifications.
    • Develop a yearly marketing plan, utilize marketing strategies, and provide marketing strategy to generate rentals or for rent increases.
    • Resolve resident complaints, concerns, and requests to ensure resident satisfaction.
  • **Administrative & Maintenance Management**
    • Prepare for physical inspections, ensure accurate and complete administrative and leasing reporting, and assist with emergency response.
    • Manage customer service, monitor service request turnaround, and ensure responsiveness of maintenance staff.
    • Plan for and utilize property resources, equipment, and supplies economically.

**Requirements**

  • Experience in affordable housing, including LIHTC.
  • Prior experience as a Regional Manager.
