The Role:
The Chief Operations Officer will oversee a team of up to four Regional Operations Directors.
The COO must deliver both strategic and operational leadership to enhance performance and efficiency, cultivate new business opportunities, foster and sustain relationships with stakeholders (property owners, tenants, and service providers), and achieve financial outcomes that align with the overarching corporate objectives.
Key Responsibilities:
TEAM LEADERSHIP
Accountable for the recruitment and selection of candidates for Regional Operations Director roles across the entire portfolio.
Conduct regular one-on-one meetings for coaching, conflict resolution, goal setting, quarterly evaluations, and annual performance reviews with direct reports.
Manage human resources matters.
Facilitate onboarding, training, and mentorship for team members.
Guide multifamily team members towards success and ensure accountability for achieving results.
Align individual goals with broader business objectives.
Lead change management initiatives to maximize team engagement.
Collaborate with the Executive Leadership Team to support organizational goals.
CLIENT RELATIONS
Develop, nurture, and maintain positive and productive relationships with property owners and clients. Establish ongoing professional connections.
Exhibit visible, ethical leadership across the multifamily sector, ensuring a culture of high standards and exceptional service.
Provide ownership with financial insights and analyses as needed to support performance initiatives.
TECHNOLOGY MANAGEMENT
Leverage and optimize the company's technological solutions to extract and analyze performance metrics.
Collaborate with key stakeholders to identify technologies and solutions that yield actionable insights, focusing on uncovering new opportunities and enhancing relationships, revenue, and overall company value.
FINANCIAL OVERSIGHT
Identify and implement new business avenues to enhance revenue potential.
Lead the multifamily portfolio in the annual budget review and preparation, working closely with Regional Operations Directors to align with corporate revenue growth and financial targets.
Analyze internal business processes related to property operations.
Foster a culture where financial data is utilized to assess the ongoing effectiveness of current strategies, programs, and initiatives; engage with key stakeholders; solicit, evaluate, and apply suggestions for improving efficiency, cost-effectiveness, and revenue optimization.
ADMINISTRATIVE FUNCTIONS
Develop and execute action plans for underperforming assets.
Monitor expense management and implement strategies to achieve or surpass budgetary goals.
BUSINESS DEVELOPMENT & TRANSITIONS
Prepare responses for requests for proposals (RFPs).
Engage in new business presentations and client introduction calls.
Conduct SWOT analyses and market comparisons.
Assist clients in identifying new opportunities and support underwriting based on operational insights and market conditions.
Collaborate closely with the Transitions and Due Diligence team to assign auditors for upcoming properties and thoroughly analyze assets to provide feedback to clients.
Participate in due diligence, preparation, and task completion for property transitions.
Qualifications:
Inspirational and hands-on leadership style.
Proven track record of success in leading, coaching, and mentoring teams.
Over 10 years of leadership experience in multifamily property management with a substantial portfolio.
Significant prior responsibility for profit and loss management.
Strong background in managing diverse types of multifamily communities.
Comprehensive knowledge of multifamily property management best practices.
Advanced proficiency and practical experience in managing large and/or complex multifamily portfolios.
Demonstrated success in fostering a culture of financial accountability across teams, exceeding financial and operational objectives.
Proven ability to drive and lead transformative strategic initiatives, continuous improvement, organizational effectiveness, and performance management with large teams across multiple markets.
Exceptional communication and influencing skills, adept at conveying complex issues to stakeholders and audiences at all levels.
