Job Summary:
Morguard Residential is seeking a highly skilled and motivated Groundskeeper - Maintenance Technician II to join our team. As a Groundskeeper - Maintenance Technician II, you will be responsible for maintaining the highest standards of our apartment community by completing make readys, resolving minor work orders, assisting with preventative maintenance, and supporting the day-to-day onsite operations under the direction of our Lead Maintenance Technician and Community Manager.
Key Responsibilities:
- Assist Residents with Open Work Orders: Make minor repairs within apartments and work alongside the Lead Maintenance Technician on routine maintenance and capital improvement projects onsite.
- Property Walk-Through: Thoroughly inspect the property each day, knowing the grounds and buildings, and clear away any trash or debris found.
- Turnaround Vacant Apartment Units: Follow guidelines and your own expertise to prepare vacant apartment units for new residents to move in.
- Respond to Work Orders: Respond to assigned work orders or general maintenance in a timely manner and communicate with your Maintenance Supervisor or Property Manager as things move forward or take longer to complete than anticipated.
- Special Projects: Work with the Maintenance Supervisor on any special projects or property-wide routine maintenance as necessary.
Requirements:
- Good Communication and Customer Service Skills: Strong ability to communicate effectively with residents, maintenance team members, and management.
- General Knowledge or Experience: General knowledge or direct experience of plumbing, drywall repair, painting, carpentry, appliance repair, pressure cleaning, or minor electric troubleshooting and repair.
- Previous Experience: Previous experience on a garden-style apartment community, closing work orders, and turning apartments is ideal.
- Valid Driver's License: Required to operate onsite golf carts for property tours and inspections.
- Education: High school graduate; technical school preferred but not required.
