Collaboration Opportunities:


This position will work closely with a diverse array of Finance and business executives in Real Estate, Treasury, Legal, Operations, Engineering, and Technology.

The role will engage in Capital Authorization Requests that require DCF financial modeling, underwriting assessments, debt structuring, and advanced Excel proficiency.


Key Success Factors:


The ideal candidate will have a proven track record of influencing Finance and business leaders, facilitating informed decision-making, and adapting to a fast-paced, dynamic environment.

In addition to New York City, this role can be based out of various locations.

Primary Responsibilities:

1. Gather model input variables from Pre-Construction and Design teams.

2. Develop DCF models to assess and enhance the viability of investments.

3. Provide comprehensive narratives for capital approvals, supported by detailed financial analyses of cost savings for construction forecasts.

4. Maintain a database for startup projects.

5. Collaborate with multiple data sources, identifying incomplete or inaccurate data, diagnosing root causes of data issues, escalating discrepancies, and implementing solutions where feasible.

Utilize active listening skills to communicate data effectively (both written and verbal) in a clear, concise, and unambiguous manner. Tailor communication style for various audiences to elucidate complex financial issues.



6. Identify and implement strategies to resolve, enhance, automate, standardize, or simplify financial processes.

7. Make independent, thoughtful time management decisions. Prioritize tasks, resolve issues, meet deadlines, and seek constructive feedback from your manager.

8. Differentiate between urgent and non-urgent matters and act accordingly to address them.

9. Participate in events, initiatives, and projects, sharing acquired knowledge within and beyond your team.


10. Foster a positive work environment by being a collaborative and effective influence on new team members, exemplifying operational excellence.


Basic Qualifications:

- 5+ years of experience in tax, finance, or a related analytical field.
- 5+ years of experience in various finance and accounting roles.
- 6+ years of experience in Accounts Receivable or Accounts Payable.
- 6+ years of experience applying key financial performance indicators (KPIs) to analyses.
- 6+ years of experience in building financial and operational reports/data sets that inform business decision-making.
- 6+ years of experience creating process improvements through automation and analysis.
- 6+ years of experience participating in continuous improvement projects to enhance controllership with measurable outcomes.
- Bachelor's degree in engineering, statistics, business, or a related quantitative field, or a Bachelor's degree with 5+ years of experience in a quantitative role (engineering, process re-engineering, quality assurance).

Preferred Qualifications:

- 6+ years of experience identifying incomplete or inaccurate data, diagnosing root causes, and implementing escalation plans.
- 6+ years of experience solving complex business challenges through accurate and timely financial models, analyses, and recommendations that yield significant business impacts (e.g., financial savings, operational enhancements, or customer benefits).
- MBA or CPA.
- Proficiency in ARGUS DCF Valuation.
- Master of Real Estate Development.
- Experience in creating Investment Structure proposals and conducting Pre-development Due Diligence.
- Underwriting experience.

Our compensation reflects the cost of labor across various US geographic markets. The base pay for this position ranges from $85,900/year in our lowest geographic market up to $179,500/year in our highest geographic market.

Compensation is influenced by several factors, including market location, and may vary based on job-related knowledge, skills, and experience.

Amazon offers a comprehensive total compensation package, which may include equity, sign-on bonuses, and other forms of compensation, along with a full range of medical, financial, and other benefits.
