Position Title: Senior Vice President of Real Estate Operations (Multifamily)
Location: Miami, FL (in-office role, with occasional travel throughout Florida)
Compensation: Up to $200K base salary, with uncapped bonus potential, and comprehensive benefits including fully covered health insurance for the employee and a 5% 401k match
This role is responsible for formulating and executing strategies while overseeing director- and regional-level personnel to enhance the management of real estate assets. The position also plays a key role in supervising construction initiatives and providing insights on new property acquisitions. Strong leadership, management, and analytical capabilities are essential.
Key Responsibilities:
- Proactively assess, identify, and address portfolio requirements through:
- o Evaluation of key performance metrics
- o Assessment of market dynamics
- o Identification of revenue-enhancing and cost-saving strategies
- o Direct management of property-level teams
- Oversee capital enhancement projects
- Generate precise and timely reports for internal and external stakeholders
- Analyze cash flow forecasts, asset valuations, and risk assessments
- Provide training to regional property management personnel (and at site level if necessary)
- Actively recruit new talent
- Collaborate closely with Accounting, Legal, HR, and other departments to maximize asset performance
- Conduct pre-acquisition evaluations and due diligence, including scrutiny of financial and operational assumptions
- Lead post-acquisition processes, such as team onboarding and asset migration onto Yardi software
- Oversee budget formulation and analysis
- Negotiate with external parties, including contractors and vendors
- Serve as a primary reviewer in the accounts payable/invoice verification process
- Conduct market research, including comparative analysis
- Develop marketing strategies for properties and manage online presence
- Stay informed on industry best practices and trends
- Identify and resolve workplace safety issues; understand licensing and certification requirements
Qualifications:
- Bachelor's degree (or equivalent experience with 10+ years in the field)
- A minimum of 2 years in real estate asset management (preferably with a focus on multifamily properties); regional property management experience is advantageous
- Willingness to travel frequently and work flexible hours
- Basic understanding of construction management
- Proficiency in Microsoft Excel; familiarity with Yardi PMS is preferred
- Proactive approach; strong analytical skills; and creative problem-solving abilities
- Ability to demonstrate basic knowledge of Excel software and fundamental finance and accounting principles through assessments
