Job Summary:

Bronx House is seeking a highly skilled and experienced Director of Maintenance to oversee the daily facility maintenance and operations at our organization. The ideal candidate will have a strong background in facilities management, with a minimum of 10+ years of experience in a similar role. The Director of Maintenance will be responsible for directing facility care, cleaning, maintenance, and repair to ensure properties and systems are maintained in a clean, operationally sound, and welcoming manner. The role also involves budget development and implementation for construction, renovation, and maintenance of facilities and systems.

Key Responsibilities:

  • Direct facility care, cleaning, maintenance, and repair to ensure properties and systems are maintained in a clean, operationally sound, and welcoming manner.
  • Assist in budget development and implementation for construction, renovation, and maintenance of facilities and systems.
  • Oversee purchasing of maintenance and janitorial inventory, annual maintenance contracts, and vendor management.
  • Maintain records of HVAC, Fire Alarm/Sprinkler, and Elevator services, including project history and documentation.
  • Direct prompt response to facility and operational emergencies, including unscheduled early morning, evening, and weekend work.
  • Serve as a representative in resolving facility-related disputes and liaising with city agencies.
  • Obtain pool operator's license within three months and CDL license with P & S endorsements within six months.
  • Communicate effectively with all levels of leadership and respond to emergencies 24/7.


Staff Supervision:

  • Manage maintenance staff for three facilities, including scheduling, work orders, payroll/timecards, hiring, performance evaluation, and training.


Qualifications:

  • Minimum 10+ years of facilities management experience, preferably 5 with staff management.
  • High school Diploma.
  • Strong supervisory skills and ability to work well with all levels of leadership, staff, and visitors.
  • Ability to work independently with high reliability, accuracy, and productivity, and exercise independent judgment effectively in decision-making processes.
  • Demonstrated ability to find creative solutions to problems, analyze situations, and implement action plans in a timely manner.
  • Excellent technical and writing skills and ability to communicate with clarity, confidence, and tact.
  • Solid understanding of OSHA, FDNY/DOB code, and building engineering.
  • Fluent in technology and office suites such as Microsoft Office (Word, Excel, Outlook).
  • Required certifications include 10 and 30-hour OSHA, CDL license with P & S, Certified Pool Operator, and FDNY S95 and F07 within the first month.
