Position Overview

We are looking for a skilled property management leader with a strong background in financial oversight, strategic planning, and exceptional customer service to join our team. This role will oversee multiple properties in a vibrant urban setting. The Senior Site Manager will report directly to the Portfolio Director and will be instrumental in ensuring operational excellence.


Key Responsibilities:


Building Relationships

  • Collaborate with Aeon staff and external partners to assist residents in maintaining housing stability.
  • Foster a welcoming environment for residents, ensuring their needs are met with respect and care.
  • Implement customer service strategies that are culturally sensitive and inclusive.

Team Leadership

  • Enhance staff effectiveness through ongoing training and mentorship.
  • Encourage professional development by promoting attendance at relevant seminars and workshops.
  • Conduct annual performance evaluations for team members.
  • Document disciplinary actions and ensure compliance with company policies.
  • Utilize delegation to optimize time management and cross-train staff.

Financial Oversight

  • Assist in the preparation of annual budgets for assigned properties.
  • Generate monthly financial reports to track variances.
  • Support capital expenditure planning to safeguard and enhance property assets.
  • Monitor and manage property receivables effectively.
  • Control operational expenses to maximize profitability.

Asset Maintenance and Contractor Supervision

  • Guide the maintenance team to ensure the upkeep of physical properties.
  • Regularly review the completion of work orders for residents and common areas.
  • Inspect properties for potential safety hazards.
  • Oversee vendor performance and address any issues promptly.
  • Prepare for and manage quality inspections as required.

Marketing and Leasing

  • Achieve occupancy targets through effective marketing strategies.
  • Process resident applications efficiently.
  • Implement retention strategies for current residents.
  • Engage in affirmative marketing practices.

Administrative Duties

  • Ensure compliance with employee selection, training, and performance standards.
  • Maintain property records in accordance with regulatory requirements.
  • Continuously enhance management and technical skills.

Qualifications

  • A minimum of 3 years of experience in multi-site property management.
  • Experience with Tax Credit and Section 8 housing programs is essential.
  • Proven ability to manage large portfolios and lead teams effectively.
  • Strong financial analysis and budgeting skills are required.
  • Experience working with diverse populations is a plus.
  • Demonstrated leadership and community engagement skills.
  • Ability to communicate effectively and sensitively with diverse groups.
  • Resourceful problem-solving skills with a focus on detail and excellence.
  • Commitment to ongoing learning and participation in diversity initiatives.
  • Valid driver's license and reliable transportation are necessary.

Compensation and Work Environment

Compensation will be based on experience, and a comprehensive benefits package is offered, including health insurance, retirement plans, and generous paid time off. This full-time role typically operates during standard business hours, with some flexibility to accommodate operational needs. The position requires in-person attendance at various properties and participation in an on-call management rotation.
