The Role

The Vice President of Strategic Land Acquisitions will be responsible for setting the direction and strategy for land acquisition, leading a team to meet and exceed business plans. This role will oversee the feasibility team, conduct financial analysis, and present deals to senior leadership. The successful candidate will be accountable for pricing and underwriting, ensuring accuracy and profitability.

Key Responsibilities

  • Network with builders, developers, brokers, and landowners to maintain market awareness and develop contacts.
  • Develop local market intelligence, including key markets, pricing trends, competition, and opportunity markets.
  • Assess deals within the division buy box to determine feasibility.
  • Work closely with the feasibility team to determine performa and presentation to senior executive approval.
  • Oversee the purchase of land, working with legal, finance, and outside partners.
  • Conduct underwriting, ensuring all requirements are met.
  • Partner with sales and marketing on asset pricing throughout the lifecycle.
  • Oversee the disposition process, selling all assets, and working closely with sales and finance.
  • Develop strategies and targets to meet divisional revenue needs.
  • Leverage relationships and market intelligence to find off-market opportunities.
  • Negotiate deals, leveraging market knowledge to secure the best pricing.
  • Provide in-depth analysis on real estate transitions, using market data and comparable pricing.
  • Review library portfolio and work with the land team to determine opportunities.
  • Conduct due diligence, working with stakeholders to identify deal feasibility.
  • Responsible for all spec sales, 30 days prior to listing through close, working closely with listing agents.
  • Coordinate with land acquisition associates, sub-contractors, consultants, real estate brokers, governing agencies, utility companies, and other individuals and agencies.
  • Liaise with attorneys for contract amendments.

Requirements

  • Bachelor's degree in asset management or a related field.
  • 10+ years of experience in asset management or a related field.
  • Extensive leadership experience in asset management or a related field.
  • Experience leading other people leaders and larger teams.
  • Proven effectiveness in conceiving and leading new and novel strategies and initiatives.
