Key Responsibilities

  • Manage the overall financial and operational performance of the property.
  • Lead marketing efforts to enhance community visibility and drive qualified rental inquiries.
  • Assist in the development of the annual budget and ensure adherence to budgetary guidelines throughout the year.
  • Oversee routine expenditures to align with the owner-approved budget and manage vendor relationships.
  • Process, approve, and submit all invoices for timely payment on a weekly basis.
  • Maintain and reconcile petty cash accounts effectively.
  • Analyze rent rolls, aging accounts, and capital improvement programs to identify potential risks and management challenges.
  • Coordinate the collection of all revenue streams.
  • Train, motivate, and supervise on-site staff to achieve operational objectives.
  • Conduct new employee orientation and annual performance evaluations.
  • Review and approve employee timesheets.
  • Provide ongoing training for office staff, covering leasing processes, safety protocols, and other essential training.
  • Ensure accurate reconciliation of security deposits and move-out accounts, preparing final statements promptly.
  • Monitor the bad debt process and oversee collections activities.
  • Collaborate with the service team to manage apartment turnovers and inspections.
  • Coordinate move-ins with leasing staff and service departments.
  • Engage with maintenance teams and contractors to ensure compliance with company standards.
  • Facilitate communication between residents and contractors regarding ongoing issues and project timelines.
  • Foster positive relationships with employees, owners, residents, contractors, and visitors.
  • Supervise legal proceedings in accordance with local regulations.
  • Address and respond to all written resident complaints received by management.
  • Coordinate with legal counsel on delinquent tenant matters and represent the company in court as necessary.
  • Review move-in accounts to ensure accurate assessment of recurring charges.
  • Conduct weekly reviews of advertising for accuracy and effectiveness.
  • Provide marketing insights to the Regional Manager to enhance property visibility and resident satisfaction.
  • Maintain a strong customer service ethos.
  • Promote positive relations among prospects, residents, coworkers, and contractors.
  • Supervise routine maintenance services and ensure resident satisfaction through follow-up.
  • Regularly inspect the property and check on vacant units.
  • This position reports directly to the Regional Manager.

Qualifications

  • Minimum of 2 years of relevant experience in property management.
  • Proficient understanding of multifamily property management practices, including Fair Housing laws, maintenance, resident relations, leasing, rent collection, eviction processes, and accounting principles.
  • Exceptional communication and interpersonal skills.
  • Detail-oriented with strong organizational capabilities.
  • Excellent customer service skills.
  • Effective time management and task prioritization abilities.
  • Strong critical thinking and problem-solving skills.
  • Knowledge of landlord-tenant laws.
  • Comprehensive understanding of financial management, balancing income and expenses for optimal results.
  • Demonstrated emotional intelligence and outstanding customer service skills.
  • Strong written and verbal communication skills.
