DESC (Downtown Emergency Service Center) is a nonprofit organization dedicated to assisting individuals facing the multifaceted challenges of homelessness, substance use disorders, and serious mental health issues. As a premier provider of services for multiply-disabled adults who have encountered chronic homelessness, DESC supports nearly 3,000 individuals daily. Our integrated service model is designed to help individuals secure and maintain safe, affordable housing. DESC is recognized both nationally and regionally for its innovative approaches to addressing homelessness.
JOB DEFINITION:
The After-Hours Facilities Operations Supervisor is responsible for providing leadership, coordination, training, scheduling, and oversight of maintenance personnel. This role actively engages in maintaining the physical condition of DESC's residential and commercial properties to ensure high-quality service and resident satisfaction. Additionally, the Facilities Supervisor collaborates with the Director of Facilities in managing the maintenance department.
MAJOR DUTIES AND RESPONSIBILITIES:
- Respond to emergencies, initiating necessary maintenance actions, cleaning up debris, and contacting supervisors as needed. This includes addressing facility emergencies during the hours of 6 p.m. to 6 a.m.
- Prioritize maintenance requests and ensure prompt responses using the electronic work order system, consulting with the Facilities Manager as necessary.
- Review pending work orders, adjust priorities as needed, and provide updates to project managers and relevant DESC staff regarding outstanding tasks.
- In collaboration with the Director of Facilities and Facilities Manager, coordinate the work of external contractors, obtain bids when necessary, and ensure that all maintenance contract obligations are fulfilled.
- Work with maintenance, janitorial, and other relevant DESC staff to procure necessary supplies and materials for cleaning and repair tasks.
- Ensure safe maintenance operations in compliance with OSHA regulations and implement agency safety protocols.
- Perform high-quality repair and maintenance tasks for emergency issues across all assigned facilities, including emergency housing, individual apartments, common areas, and more.
- Diagnose and execute emergency maintenance repairs, demonstrating a solid understanding of electrical systems, HVAC, plumbing, and general carpentry.
- Safeguard building and unit keys, ensuring that access to occupied tenant units is controlled and authorized.
- Monitor facilities and equipment for damage and unsafe conditions, providing preventive maintenance and repairs as necessary.
- Assist other staff with larger projects as assigned.
- Participate in staff meetings and training sessions as required.
- Other duties as assigned.
- 3-5 years of combined maintenance or trade experience in large residential and/or commercial facilities.
- 2-3 years of experience in central plant operations and boiler repair at a journeyman level, or equivalent journeyman-level experience in carpentry or other relevant trades.
- Strong understanding of central plant operations.
- Proficient knowledge of electrical systems.
- Ability to read blueprints and schematic diagrams.
- Experience with low voltage systems.
- Valid driver's license and insurable driving record.
- Ability to manage multiple ongoing projects effectively.
- Proficient in using computers and electronic work order systems.
- Strong communication skills and ability to work with diverse populations.
- Ability to handle challenging behaviors from clients with professionalism.
- Commitment to cooperation and respect for clients.
- Two years of supervisory experience in property management.
- HVAC certification.
- Experience in property maintenance for large portfolios.
