Job Title: Maintenance Director

Wickshire Senior Living Group is seeking a highly skilled and experienced Maintenance Director to join our team. As a key member of our leadership team, you will be responsible for providing leadership to the maintenance, housekeeping, and security teams to ensure a safe, attractive, clean, well-maintained, and living environment for our residents and guests.

Key Responsibilities:
  • Directly supervise all associates in the Environmental Services department, including interviewing, hiring, training, and evaluating their performance.
  • Meet Wickshire Senior Living Group's established expectations for the Environmental Services Department, ensuring compliance with state regulations and company policies.
  • Create a positive associate relations environment through staff appreciation programs, recognition of excellent performance, and retention through regular feedback systems and promotional incentive programs.
  • Drive for community business purposes, including sales calls, marketing trips, and visiting residents outside of the community.
  • Attract, retain, motivate, and lead a high-performance team that provides maintenance, housekeeping, and security services across the community.
  • Set a strong example for others to follow and hold associates accountable for practicing a culture of safety.
  • Continuously monitor all areas of the community and grounds, taking appropriate action to ensure they are properly and safely maintained.
  • Participate in establishing departmental budgets and manage all financial metrics, including salary expense, overtime, purchasing, and overall expense control.
  • Work closely with subordinate supervisors and staff to ensure that work is properly assigned and performed timely and in accordance with Wickshire standards.
  • Properly track and document all preventive maintenance and resident work orders, ensuring that all work is performed timely and to the highest quality possible.
  • Oversee the timely and efficient turnaround of vacated apartments to prepare them for visits from prospective residents and move-in of new residents.
  • Lead the RFP process for capital purchases, renovation projects, and service agreements, purchasing necessary equipment and supplies in accordance with established budgets and policies.
  • Ensure all required and necessary service contracts are in place and renewed timely to optimize service while minimizing expense.
  • Participate in the leadership of the community's emergency preparedness programs, purchasing and ensuring the proper operations and availability of emergency equipment.
  • Maintain an accurate and timely accounting of services chargeable to residents and submit to the business office.
  • Lead and assist with the setup and tear-down for special events and activities.
  • Ensure safe and proper storage of cleaning supplies, chemicals, tools, and equipment.
  • Oversee and participate in on-call assignments to ensure timely after-hours response to resident emergencies and physical plant problems.
  • Participate in and attend all in-service training and education programs as scheduled.
  • Demonstrate an understanding of compliance and ethics program policies and procedures.
  • Complete all mandatory compliance, HIPAA, and state and federal regulatory training as required.
Qualifications:
  • Minimum of 3-5 years related experience, with at least 1 year of experience in a management role.
  • Exhibit good time management and organization skills.
  • Proficiency in a wide variety of general maintenance tasks, such as painting, basic carpentry, minor drywall repair, installation of assorted fixtures, and electrical and plumbing repairs that do not require a license.
  • Possess the ability to handle complex issues.
  • Demonstrate strong interpersonal communication skills.
  • Proficient in Microsoft programs (Word, Excel, and Outlook).
