Job Summary

We are seeking a highly skilled and experienced Maintenance Director to join our team at Wickshire Senior Living Group. As a key member of our leadership team, you will be responsible for overseeing the maintenance, housekeeping, and security teams to ensure a safe, attractive, clean, and well-maintained living environment for our residents and guests.

Key Responsibilities
  • Directly supervise and manage the Environmental Services department, including interviewing, hiring, training, and evaluating staff.
  • Ensure compliance with state regulations governing Assisted Living and maintain accurate records.
  • Develop and implement effective staff appreciation programs, recognition of excellent performance, and retention strategies.
  • Drive company vehicles for business purposes, including sales calls, marketing trips, and resident visits.
  • Attract, retain, motivate, and lead a high-performance team that provides maintenance, housekeeping, and security services across the community.
  • Set a strong example for others to follow and hold associates accountable for practicing a culture of safety.
  • Continuously monitor community areas and grounds, taking appropriate action to ensure proper and safe maintenance.
  • Participate in establishing departmental budgets and manage financial metrics, including salary expense, overtime, purchasing, and overall expense control.
  • Work closely with subordinate supervisors and staff to ensure timely and efficient work performance.
  • Properly track and document preventive maintenance and resident work orders.
  • Oversee the timely and efficient turnaround of vacated apartments.
  • Lead the RFP process for capital purchases, renovation projects, and service agreements.
  • Ensure all required service contracts are in place and renewed timely.
  • Participate in emergency preparedness programs and maintain emergency equipment and supplies.
  • Conduct fire and disaster drills as required by state and federal regulations.
  • Maintain accurate and timely accounting of services chargeable to residents.
  • Lead and assist with the setup and tear-down for special events and activities.
  • Ensure safe and proper storage of cleaning supplies, chemicals, tools, and equipment.
  • Oversee and participate in on-call assignments to ensure timely after-hours response to resident emergencies and physical plant problems.
  • Participate in and attend all in-service training and education programs as scheduled.
  • Demonstrate an understanding of compliance and ethics program policies and procedures.
  • Complete all mandatory compliance, HIPAA, and state and federal regulatory training as required.
  • Maintain appropriate confidentiality.
Requirements
  • Minimum of 3-5 years related experience, with at least 1 year of experience in a management role.
  • Proficiency in a wide variety of general maintenance tasks, such as painting, basic carpentry, minor drywall repair, installation of assorted fixtures, and electrical and plumbing repairs that do not require a license.
  • Ability to handle complex issues and demonstrate strong interpersonal communication skills.
  • Proficient in Microsoft programs (Word, Excel, and Outlook).
