Job Summary

Stout Management Company is seeking a highly skilled Maintenance Supervisor to oversee the maintenance and repair of our multi-family residential properties. As a key member of our team, you will be responsible for ensuring the smooth operation of our facilities, ensuring the safety and well-being of our residents, and maintaining a high level of customer satisfaction.

Key Responsibilities
  • Direct and coordinate the activities of maintenance staff, ensuring that work orders and unit make-readies are completed efficiently and effectively.
  • Conduct daily property walks to identify and address immediate needs and repairs, maintaining a clean and safe environment for residents.
  • Schedule and supervise outside contractors and vendors, ensuring that work is completed to a high standard.
  • Manage inventory of maintenance supplies, ordering as needed from approved vendors.
  • Review job orders to determine work priorities and meet with Property Managers to review work schedules.
  • Direct maintenance activities on utility systems to ensure continuous supply of heat or air.
  • Keep accurate records of preventative maintenance, apartment refurbishing, and annual inspections.
  • Assist with custodial work, including sweeping, mopping, vacuuming, and cleaning common areas.
  • Assist Property Managers with annual apartment inspections, check-ins, and check-outs, and maintain a working knowledge of all maintenance, gardening, and custodial positions.
  • Perform regular inspections of units, buildings, and common areas, ensuring repairs, gardening, and clean-up are completed.
  • Available for on-call duty and arrange on-call schedules for maintenance staff.
  • Conduct ongoing training of subordinates and learn and understand budgets, finding cost-effective ways to run properties.
  • Request Purchase Orders from Property Managers for supplies within budget limitations.
  • Perform annual reviews for subordinate employees and maintain strict confidentiality of all Stout Management Company and resident matters.
  • Report any theft, vandalism, trip hazards, or resident complaints to managers.
  • Knowledge of Stout's employment policies and practices, including Fair Labor Standards Act, Equal Employment Opportunities, ADAAA, FMLA, and Harassment policies.
  • Site safety: Ensure high standards of safety are developed, met, and maintained at residential services facilities.
  • Site maintenance: Ensure residential services facilities and grounds are maintained in accordance with relevant regulations, agency standards, and fiscal considerations.
  • Equipment maintenance: Ensure major equipment and furnishings are maintained in safe, operable condition, and arrange for replacement as needed.
  • Safety and maintenance training: Arrange for or provide training for personnel and residents on safety and maintenance needs of residential services facilities.

Supervisory Responsibilities

Directly supervise one or more employees in the Maintenance Department, carrying out supervisory responsibilities in accordance with the organization's policies and applicable laws.
