Job Summary

We are seeking a highly skilled and organized Assistant Property Manager to join our team at Stout Management Company. As a key member of our property management team, you will be responsible for assisting the Property Manager with the day-to-day operations of our multifamily properties in Nevada.

Key Responsibilities
  • Assist the Property Manager with general operations of the community, including inspections to ensure compliance with community rules and regulations.
  • Lease apartments, including showing models and common areas, explaining the benefits of the community, processing lease agreements, and coordinating move-ins.
  • Prepare and maintain resident files, provide ongoing assistance to residents after move-in, and assist with rent collections and processing.
  • Assist with collection and processing of all rent payments, postings, and purchase orders, as well as taking 30-day notices and processing move-outs.
  • Assist with late notices, serving 5-day pay or quit notices, and serving eviction notices, filing evictions, and attending court hearings as needed.
  • Inspect vacancies, make readies, and follow up on all work orders as necessary, complete all reports for the Property Manager, Regional Manager, and Chief Operations Officer upon request.
  • Assist leasing agents with training, motivating, and leasing, as well as monitoring leasing agents' follow-up on prospective residents, using proper tools, and maintaining proper closing ratios.
  • Prepare market surveys weekly and monthly, as well as shop competitive properties regularly, assist with resident complaints and concerns, and prepare lease renewal letters and lease renewal recap monthly.
  • Assist with creating purchase orders, invoice review, and preparing bills for the accounting department, including proper coding and logging of the Declining Log sheet.
  • Prepare bank deposits and ensure they are made on a daily basis, perform all tasks assigned by the Property Manager or Regional Manager, and abide by all Stout Management Company policies and procedures.
  • Maintain strict confidentiality of all Stout Management information and report any breach of integrity to the Property Manager or Regional Manager immediately.
  • Prepare and follow up on maintenance work orders, and perform tasks associated with the operation of the property, including rent collections and resident services.
  • Assist with creating resident retention programs and maintenance, and assist in validating prospect/resident rental eligibility using designated background verification process.
  • Monitor the completion of service requests and make-ready, report preparation, unit inspections, and marketing, regularly inspect tenant units, including patios, balconies, common areas, base building areas, and grounds to ensure a high level of maintenance.
  • Analyze current maintenance programs/procedures and make recommendations to the Property Manager to ensure operating efficiency and effectiveness, partner with the Property Manager to identify and achieve additional income, and maintain a working knowledge of Company databases and information/reporting tools.
  • Excellent customer service skills, ability to interact effectively with management, peers, and residents, maintaining high company standards, promoting positive relationships with all employees, English proficiency, and ability to work weekends.
Requirements
  • High school diploma or equivalent required, associate's or bachelor's degree in a related field preferred.
  • Minimum 1-2 years of experience in property management or a related field.
  • Excellent communication and organizational skills, ability to work in a fast-paced environment, and maintain confidentiality.
  • Ability to work weekends, answer telephone, and prepare and submit various reports as directed.
