Job Title: New Home Sales Specialist

We are seeking an experienced licensed New Home Sales Specialist to join our team in the Nashville metro area.

About the Role

In this role, you will utilize your Real Estate Sales experience to guide potential buyers through the homebuying process. You will delight in assisting families in finding an affordable home of enduring value. Additionally, you will leverage your highly honed interpersonal and customer service skills to develop trusted and long-lasting relationships with our buyers.

Key Responsibilities
  1. Monitor and analyze data and trends to inform sales strategies.
  2. Assist in determining new home prices, home site premiums, and release of home sites.
  3. Complete scheduled sales activities, including tracking 'Home Definition Due' dates and finalizing options and selections as part of the Purchase Agreement.
  4. Confirm Homeowner Orientation and Final Loan Approval dates with all parties.
  5. Ensure community plat boards are updated, properly showing available, on-hold, sold, and other status.
  6. Fully document all notes and correspondence with Leads, Prospects, Buyers, Realtors, and Lenders.
  7. Complete monthly competition studies and monitor for changes.
  8. Ensure appropriate community signage and develop a consistent Realtor outreach and networking program.
  9. Implement established marketing campaigns and demonstrate amenities and unique architectural and design features to potential buyers.
  10. Maintain records of potential buyers within established software systems.
  11. Monitor the mortgage loan process and provide timely assistance to stakeholders.
  12. Communicate website updates and needed changes to Marketing staff.
  13. Participate in weekly Community Builder Meetings to resolve and uncover issues.
  14. Host Grand Opening and homeowner events.
  15. Manage records of all Product Development Changes and inform buyers as needed.
  16. Maintain current base pricing and option prices on website listing services.
  17. Manage FMLS responsibilities.
Requirements

We require a High School Diploma, a Tennessee Real Estate License, and a minimum of 3 years of experience in residential home sales. New home sales experience is preferred. Proficiency in Microsoft Office and Internet skills are also necessary.
