As a Maintenance Manager, you will embody our Mission of Love by providing hands-on leadership to a team of employees, including supervisors, leads, and maintenance personnel. You will assign and schedule work, assess staffing needs, make employment recommendations, conduct performance evaluations, and determine salaries in collaboration with the department director. You will also mentor and guide employees, serving as a liaison between departments and external agencies.
Responsibilities of the Maintenance Manager:
- Develop and organize goals and objectives for the maintenance team, collaborating with other maintenance managers, supervisors, leads, and their teams to ensure a coordinated effort and effective problem-solving.
- Possess knowledge of OSHA, local, state, and federal regulations, as well as applicable building, electrical, plumbing, and trade codes.
- Effectively allocate labor, prioritize tasks, manage time, and set requirements to ensure the maintenance team meets departmental functions for completing work orders and assigned tasks, including identifying and troubleshooting equipment and structural issues.
- Supervise, schedule, and inspect work, including work order requests and preventative maintenance tasks, for maintenance staff in designated areas, ensuring proper requisition of supplies and materials.
- Maintain an established staffing plan through effective recruitment, interviewing, and selection of suitable candidates. Mentor staff through regular performance evaluations and refer them to continuing education programs. Adhere to the progressive discipline policy outlined in the Masonic Villages' Personnel Policy/Code of Conduct Handbook.
- Ensure the proper operation of all equipment and systems, including heating, cooling, water, sewer, high voltage distribution systems, roadways, and the overall condition of the physical plant.
- Ensure personnel are adequately trained in maintenance operations, equipment, systems, tools, and PPE, while promoting a safe working environment by observing staff practices and reporting unsafe behaviors.
- Assist in planning and preparing the annual department operating and capital projects budgets.
Qualifications for this Position:
- High School diploma or equivalent.
- Proficiency in one or more trades (carpentry, masonry, equipment operation, electrical, plumbing, painting, HVAC, etc.) with a minimum of six years of experience in maintenance and trades.
- Knowledge of construction practices and building codes.
- Strong project management skills.
- A minimum of four years of supervisory experience is required.
- Skills in labor allocation, prioritization, time management, supervision, and understanding of blueprints and specifications.
- Valid Pennsylvania Driver's License.
- Excellent communication skills at all levels of staff.
- Strong written, oral, organizational, and computer skills.
