Property Manager II Job Description

WinnCompanies is seeking a highly skilled Property Manager II to oversee the daily operations of our 228-unit tax credit community in Raleigh, NC. As a key member of our team, you will be responsible for effectively managing, marketing, and maintaining the property to meet the financial objectives of the owner and management company.

Key Responsibilities:
  • Collaborate with senior management to establish rent levels and develop strategies to maintain optimum occupancy.
  • Review rent schedules, prepare and submit rent increases and renewals, and ensure timely and accurate move-ins, move-outs, recertifications, and renewals.
  • Approve rental applications, adhere to property standards, and ensure compliance with all applicable agency standards.
  • Develop and implement marketing strategies to attract new residents and maintain a high level of occupancy.
  • Ensure the property and grounds are well-maintained, and direct the maintenance team to implement maintenance programs and controls.
  • Report property incidents, accidents, and injuries in accordance with company policy and resolve resident issues and conflicts in a timely and professional manner.
  • Prepare the property's annual budget for approval by senior management and provide accurate financial reporting and monthly variance reporting.
  • Solicit bids, process Purchase Orders and Invoices, and ensure timely collection and deposit of all rents and fees in accordance with local laws and company guidelines.
  • Use company directives to screen, hire, and train new personnel, promote staff efficiency and engagement through ongoing company and industry trainings, and embody Winn Guiding Principles.
Requirements:
  • High school diploma or GED equivalent.
  • 1-3 years of relevant work experience.
  • Less than 1 year of supervisory experience.
  • Tax credit experience.
  • Familiarity with RCRS - Rental Compliance Reporting System.
  • Knowledge of property management and landlord and tenant laws.
  • Experience with computer systems, particularly Microsoft Office.
  • Excellent customer service skills and outstanding verbal and written communication skills.
  • Ability to multi-task and manage a fast-paced office environment.
  • Ability to manage and work with a diverse group of people and personalities.
Preferred Qualifications:
  • Bachelor's degree.
  • Experience with OneSite, Yardi or RealPage property management software.
  • Knowledge of marketing and leasing techniques.
  • NAHP – CPL, SHCM, CAM (MA - C3P) or CAM – RAM & ARM, CGPM – NAA or NAMA designations.
