Job Summary

Rowan Digital Infrastructure is seeking a highly skilled Site Development Manager to lead site selection and development activities for data center projects across our portfolio. The ideal candidate will have a proven track record of successfully delivering complex projects in the data center industry, with excellent strategic thinking and negotiation skills, organizational and communication skills, and the ability to multitask and work effectively in a fast-paced, cross-functional environment.

Key Responsibilities
  • Work with Senior Director on site development efforts for a portfolio of data center projects from inception through the start of construction, with ongoing stakeholder, commercial, and risk management through construction.
  • Participate in negotiations associated with land acquisition and site development prior to construction.
  • Evaluate critical sites to inform site selection recommendations.
  • Handle development activities including but not limited to, land use and entitlements, permitting, and physical and legal diligence.
  • Act as the primary point of contact for development projects with local and regional AHJ's, external stakeholders, vendors, and landowners.
  • Partner with internal experts across Rowan to understand and manage risk and ensure project viability in critical areas including energy, economic development, water & wastewater, fiber, and finance.
  • Work closely with Leadership to share customer value proposition for key sites.
  • Act as voice of the project in reporting for Leadership and other critical internal forums, and for customer-facing development meetings.
  • In partnership with the project manager, ensure project budgets, schedules, and tasks are planned for and actively managed, and that project risks are known and mitigated where possible.
  • Support the growth of the site development team and of Rowan by helping to establish good project diligence and reporting practices, and improving processes and systems as we scale.
Requirements
  • Bachelor's degree in a related field (business, real estate, environmental management) and at least 8 years of experience leading large-scale complex site development projects and portfolios in the data center or real estate industry.
  • Experience in real estate commercial negotiations with sophisticated parties.
  • Experience working with external stakeholders including AHJ's and economic development agencies to develop complex projects.
  • Experience negotiating land control contracts, energy agreements, water and wastewater service agreements, economic development agreements, and other contracts as necessary to advance data center projects.
  • Experience communicating with senior leaders and executives at all levels of the organization.
  • Experience leading complex cross-functional efforts and owning key project metrics around budget, strategy, and schedule.
  • Experience with environmental diligence and permitting and entitlements for large projects.
  • Experience with data center site development preferred.
  • Knowledge of data center industry and trends preferred.
  • Strong analytical and problem-solving skills.
  • Ability to work effectively in a fast-paced, and highly cross-functional environment.
  • Excellent communication and collaboration skills.
