About the Role

The Maintenance Supervisor is a key member of our team at Essex Property Trust, responsible for overseeing the day-to-day maintenance operations of our communities. This role requires a strong focus on customer service, budget management, and staff supervision.

Key Responsibilities
  • Operations Management: Oversee the maintenance operations of our communities, including work orders, unit turns, curb appeal, vendor and inventory management, and preventative maintenance.
  • Budget Management: Maintain cost per turn within budget and ensure make ready days are 7 days or less. Manage expenses closely and within budget, communicating any overages in advance, and actively pursuing expense savings.
  • Capital Projects: Manage and facilitate capital and renovation projects, collaborating with corporate departments.
  • Staff Supervision: Effectively manage personnel throughout their employment life cycle, including candidate selection, career planning and development, accountability and performance management, and recognition.
  • Customer Service: Maintain the highest level of customer service for prospects, residents, vendors, and corporate departments.
Qualifications
  • Certifications: Relevant certification (e.g., HVAC, CPO) strongly preferred.
  • Experience: Two to five years property management experience preferred or related management experience.
  • Supervisory Experience: Proven ability to supervise staff of two or more associates.
  • Technical Skills: Proficient knowledge of electrical, plumbing, and appliance repair with hands-on experience.
  • Knowledge of Environmental Hazards: Knowledge of environmental or industrial hazards (i.e., asbestos, lead, mold, radon) as they apply to residential housing.
  • Organizational Skills: Proven organizational and time management skills.
  • Communication Skills: Ability to read and write English; speak English and understand spoken English.
  • Technical Proficiency: Competent understanding of the Microsoft suite, property management software preferred.
  • Education: High school diploma or equivalent, college and trade school preferred.
