Position Overview

The Residential Property Supervisor is responsible for overseeing the management of designated residential properties, including the development and execution of site budgets, coordinating tenant leasing processes, managing move-outs and transfers, conducting property inspections, and ensuring timely rent collection. This role also involves addressing tenant concerns, maintaining accurate records, and generating reports as required. The position operates under the guidance of the Director of Operations, with a focus on effective team management.

Key Responsibilities

- Conduct property showings and facilitate leasing agreements, providing prospective tenants with information about amenities and services.

- Ensure a secure living environment and deliver exceptional customer service in accordance with established standards.

- Interpret and apply relevant federal and state regulations, assessing policy effectiveness and implementing necessary updates.

- Make informed decisions that benefit the property, residents, staff, and organization while adhering to fair housing laws and guidelines.

- Contribute essential data for the formulation and management of the annual property budget, complying with financial protocols set by the finance department.

- Adhere to procurement processes, liaising with vendors and contractors, preparing purchase orders, and reviewing invoices for approval.

- Provide leadership to staff, oversee their work, and ensure the professional development of all team members and contractors.

- Maintain high occupancy rates by efficiently leasing properties, addressing resident issues professionally, enforcing property regulations, and keeping accurate records.

Qualifications: A Bachelor's degree in business administration, public administration, or a related field, along with a minimum of five (5) years of experience in property management, particularly in compliance with HUD regulations. A combination of education and experience may be considered.
