Job Summary

This position is responsible for the day-to-day operations, maintenance, and fiscal management of three smaller "Class A" office properties in the Durham & Morrisville, NC area, totaling 265,000 sq. ft.

Key Responsibilities
  • Manage the operations of the portfolio, ensuring compliance with company standards and client expectations.
  • Lead customer service and tenant retention efforts, fostering strong relationships with clients and stakeholders.
  • Conduct regular property inspections to ensure aesthetic and compliance standards are met.
  • Prepare and manage budgets, ensuring accurate financial reporting and cost control.
  • Provide monthly reporting to stakeholders, highlighting key performance indicators and areas for improvement.
  • Manage the engineering staff in the portfolio, ensuring efficient and effective maintenance and repairs.
  • Develop and maintain strong vendor relationships, ensuring timely and cost-effective delivery of services.
  • Serve as the point-of-contact for the property management team, providing resources, support, and training as needed.
  • Interface with internal accounting staff to ensure seamless communication and process integration.
  • Ensure compliance with client management agreements and company policies.
Requirements
  • Minimum 2 years of experience in commercial property management.
  • Ability to organize and manage multiple tasks in a fast-paced environment.
  • Exceptional communication and interpersonal skills, with the ability to work effectively in teams.
  • Acute attention to detail and accuracy, with high standards for excellence.
  • Strong familiarity with Microsoft Office Suite, including Excel and Word.
  • Experience with Yardi property management software is preferred.
  • Understanding of Class A building systems and the annual budgeting process.
  • College degree preferred.
